"It was another great job by Tom and his patio guy Nick. Tom had recommended a place for my wife and I to go and pick out patio block and it didn't take long to find exactly what we wanted. You will understand when you see the photo. Turns out that it is a new product that just came out this year.
My wife and I couldn't be happier with Tom and ACT. If anyone writes a negative comment or wasn't happy with ACT's work, they are either full of it or are talking about a different company. Tom is so articulate and passionate about his work it is almost annoying. I guess I'm just not use to this kind of quality service that you don't see much of these days."

A screened-in porch can add value to your home, with a potential return on investment (ROI) of 70% to 84%. The actual value added depends heavily on several factors. Climate is a major consideration; homes in warm, humid, or buggy areas (like the Southern regions) see the highest ROI. In colder climates, the value is diminished as the unconditioned space is unusable for much of the year. Other factors that influence the return include the quality of materials and construction, the size of the porch, and the local real estate market. While a screened-in porch can enhance curb appeal and attract potential buyers, it is not included in the home's total square footage for appraisal purposes.

Building a sunroom is usually less expensive than the cost of building a home addition, but it depends on the type of sunroom. A four-season sunroom will cost more than a home addition because it’s basically a home addition with larger, more expensive windows. All other types of sunrooms will be more affordable than a home addition of an equivalent size because they don’t have insulation, heating, cooling, electrical connections, or plumbing.

Even under the best of all circumstances, the maximum ROI on a pool is about 56%. There are other exterior home projects that you can do that are both less expensive to tackle and net a more significant ROI. These include:

The life span of your solarium will depend on the materials used and how much wear and tear the room experiences from the inside and from the outside due to weather. On average, you can expect your solarium to last anywhere from 10 years to 50 or more. In rare cases, such as with old estates, solariums can last over 100 years.

A screened-in porch can add value to your home, but it won’t count toward the total square footage at an appraisal or when it comes time to sell. A screened-in porch is not fully enclosed, usable year-round, insulated, or heated or cooled, so it doesn’t meet the requirements of livable square footage in most locations.
