Look for another builder. Great plans and home layouts. Focused on production, production, production and closing to get their $$$$. NEXT! Took months after close to get yard installed, welcome to mudville around house. Subpar workmanship and horrible warranty program. Tile in shower uneven, trim unfinished and grouted in drain so could not unscrew. Backing up due to construction waste being put in drain. Padding stapled in areas, creating indents and uneven carpet feel throughout house. Water leak at 14 months, after warranty expired, flooded upstairs bathroom, garage ceiling, kitchen wall and surrounding areas due to missing plumbing connector under sink. Had to follow up and reiterate punch list. Warranty work a constant fight and you have to do all the work and follow-up to get things finished. They do not follow their own promised warranty follow-up schedule. Skipped walk through. Still working out warranty issues at 14 months. Lack customer focus or concern. Production and getting paid are keys for this company. You are a number only

The service and communication were excellent. Roger Smith was the primary on the job. He worked with our designs and provided us with exactly what we asked for, and at an exceptional level of quality. His communication with us over the 3 month long project was exceptional. There were several little follow up items that we noticed over the year following completion of the construction. Roger Smith responded to every concern without hesitation and always to my satisfaction (and I'm pretty picky). Not only do I strongly recommend Brunette's and Roger Smith, but I plan on using them in the future for further construction and remodeling that we plan to have done. Note that I rated the price at a "B". That's only because I had other estimates that came in slightly lower. But I highly doubt that I would have received the exceptional quality and service from the other firms. I believe that for a little more money, I received a great deal more

The overall process of building our home went exceptionally well. We dealt with Mr. Palmer since 1995 when he put an addition on our old home. We were so satisfied with Mr. Palmer that we never looked at different builders when we decided to build. We presented Mr. Palmer with our ideas about what we thought we wanted in a home and he worked with us to developed our ideas into a beautiful home. He brought his expertise to the development of the land and lay-out. We found him to be a good steward of our financial resources, when we made decisions to make alternations to our original plan, he was most helpful to provide what we wanted. If the cost was going to put us over budget, he was always forthright in informing us and discussing other options. After our home was complete, any questions and concerns we had were addressed quickly, professionally, and without question. Even two years later, Mr. Palmer is more than helpful with any questions or concerns, as was evidenced recently when a faucet leaked. He quickly repaired it, without question. I have referred Mr. Palmer to anyone I know is looking for a builder. He builds high quality homes, with exceptional workmanship. His honesty and commitment to us has been more than we expected. He is rare in this area and I am more than happy to have had him as a builder. In the end, he has become more than a builder, but also a good friend. One of the most meaningful experiences I have had with Mr. Palmer was the day we walked the property and picked out the location of the house. Before he would break ground to put in the first stake marking the first corner, Mr. Palmer stopped, and lead us in a prayer to bless the land and the construction of our home. It went great. There were a couple of delays, but there are always delays if you're building anything very complicated. Jack was very conscious that we were living in the house while it was being remodeled, and was very careful to minimize the disruption to our lives. We had a couple of unforeseen problems, but Jack is a great problem solver, and is very willing to change plans so that the customer gets the desired result

They were responsive and prompt, on the site the morning after the storm with clean up restoration beginning the following day. They did most of the work but provided general contracting services and sub-contractor oversight for the electrical, plumbing, etc. They were efficient, kept us informed of decisions that we would need to make in the near future, recommended reliable sources for flooring and other materials and kept the project on schedule. They required sub-contractors to come back if the quality of the work was not exactly as it should have been. The job was completed within the time indicated, within budget and the craftmanship was excellent

Excellently. The only delay was from the weather, we had a really wet spring in Michigan. But they worked though most of it. We are sitting in a room of the addition that "Jack Built". It is a beautiful space that far exceeds our expectations. The detail work is something to behold and we are sure we will enjoy it for many years. Following a bad storm thousands were without power, we were without power for nearly a week. Jack arrived with a electric generator so he and crew could continue to work. He discovered our basement flooded , he used the generator to plug in our sump pump to empty the water. He turned on the dehumidifier and two fans. His quick action saved us quite a bit including no obvious mold problems. We would very highly recommend Jack Duncan Palmer Builders

"Century Construction bailed me out from a horrible situation with my rental house. I hired another contractor to reconstruct our aging front porch. We realized after a few month this prior contractor wasn’t licensed, didn’t pull permit or submit proper plans. I called Aaron at Century Construction and the fixed everything. He worked with the city of Lansing to submit the proper plans and obtain building permit. They did a wonderful job on finishing the reconstruct, even correcting prior contractors mistakes. Price was cheaper and work completed in a timely manner.

"There wasn’t one thing that we didn’t enjoy and appreciate about hiring Halm & Perkins to do a complete renovation of our East Lansing condo. Joe and Lisa and their entire team were very professional and thoughtful and went above and beyond to help us with every detail. Originally, we were anxious about being able to find people that we could trust to create a design and suggest ideas that would work best for us and the space. From the first interview meeting Joe & Lisa our fears were assuaged and we liked them immediately. They made the entire process from start to finish easy. "The deck and wheelchair ramp are very well built, sturdy and attractive. Once construction was started it went up fast. I have no complaints about the time the whole process took as we were in the middle of the pandemic and I knew a lot of places weren’t open. There is a piece of siding that they had cut and left hanging that they won’t finish even after talking with Pete and the office. I was told that a service call would be set up but it’s been over a month. One of the two gates that went on the deck broke before being put up (one gate is at the top of the steps and one at the top of the wheelchair ramp) They didn’t tell us it had been broken, they took the broken gate back by our garage and set it near the recycling bin. I saw one of the guys take the wood down the driveway but thought it was a wood pallet. Lenny questioned us after putting up the one gate if we were sure we had wanted two gates even though I had discussed this with him in person and with Pete by text and phone. We paid for the two gates with cash but Lenny never offered to give back half the cash. They did bring a new gate a few days later. I feel that they lied by not telling us it broke and I may not have known if they had taken the evidence with them. I found out a week or so later when it was time to put the recycle bin out to the curb.

"We had looked around for a while and really appreciated the availability of various models to actually walk through around the area. Looking at something on a design and seeing how it functions in real life are two different things. I broke our thoughts down into pros and cons below, but keep in mind overall we were happy with everything and miss getting to design everything and see the house unfold after work each day. I feel like many of the cons we could have avoided if we just known to do something about them, either via suggestions from Mayberry during the process or by asking the right questions.
<br /> Pros:
<br /> - I had a blast going to their website and using their home configurator to get a rough idea of what we wanted using some of our favorite plans. I wish it had let me do even more. If I had all of the options online that they had through the selection process, I probably would have walked in with the plans ready to go.
<br /> - Kelly was great to help us get started over the year or so we were deciding upon what we wanted to do.
<br /> - We loved the actual selection process. It was fun getting to pick out your house designs all at once to get a feel for what works together, and having someone there to help guide us through that process.
<br /> - For the most part, it was stress free. I've heard a lot of people that building a house can be very stressful, but I think making the majority of the decisions up front on the process helped remove a lot of the potential stresses.
<br /> - It was done quickly. I was a little leery at how fast everything happened once they got started, but I realized when I'd stop by there would often be two or more different teams working on various parts of the house at the same time, so I feel like they had the scheduling down pat.
<br /> - The customizations we had done turned out great.
<br /> - Insulation - I was prepared for a lot of propane usage that first winter and we ended up with tons of credit with the propane service to last us through the next year.
<br /> Cons:
<br /> - When they suggest going through some suggested lenders, there is a reason. My lender was very surprised with the way things worked, and had quite a difficult timeline near the end as we didn't end up with the final price of the house until about 2 days prior to closing. Not knowing what the final price was going to be(due to a couple minor changes in the process along the way) caused us to miss out on a few things we would have liked to have done at the end because we didn't want to go over budget and stress out our lender even more.
<br /> - I don't think our AC unit is appropriately sized for our house, and I didn't even think to look into upgrading it. If you have people over in the summer and want to cook them some food inside, you hopefully thought ahead to cool the house a few degrees lower than you wanted before their bodies arrived to add heat, because the unit cannot keep up. As long as it's just the family, it works ok.
<br /> - The base windows seem disappointing. I swear I can hear everything going on outside, and the moisture that condenses on them seems excessive. I read to expect some of the condensation issues, but I would think higher quality windows would be able to keep the inside and outside panes separate enough that it wouldn't be an issue. It isn't exactly plausible to keep the house at 5% humidity level in the winter just to keep the moisture off the windows.
<br /> - I hate to use this word, but some things just feel cheap. For example, everything outside rattled. Screens, vent flaps, lights, some fascia...all of it made many noises during any significant wind. I've managed to take care of some of this through various means, so it doesn't bug me nearly as much as it did initially. When someone slams an outside door(kids) my cheapness spidey sense tingles too. The floors also seem to make a ton of noise(creaking, footsteps). I don't know if it has just been so long since I lived in a two story house that I had forgotten what an upstairs sounds like, but it seems excessive. There won't be anyone sneaking up on me from the upstairs any time soon.
