Troy came out over a year ago to quote - he spent nearly 4 hours on my property making sure that he understood exactly what was going on with each of my buildings. He took several pictures and gave a very estimate. I had several other companies come out to provide quotes & they just simply weren't as thorough or kind. Troy continued to follow up and once we were able to budget for the project, he came out and made sure nothing had changed. Throughout the job he took TONS of pictures so I didn't have to go under the building to check it out. They were professional & very respectful of our business operations. "Worst workmanship I’ve ever seen. Basement still leaks, the system they installed does not drain water into the sump crock looks like water is now being diverted under the floor. Owner never came out to look at what his employees call a finished job. I was quoted by Dennis $56 a foot in the basement and when I got upstairs it was actually $59, red flag. I was quoted and designed a system and they installed another. Look at pics and you decide if you want to hire these hacks and liars. One other thing the workers mixed the Qiukrete next to my furnace that was running and the whole house was filled with concrete dust."

Foundation settling is normal and expected if just a small amount of settlement occurs within a year or so after construction. This usually results in hairline cracks in the foundation, which aren’t typically a problem. If settlement occurs years after construction, unevenly under your home, or results in signs of structural damage, then it could be very serious. Foundation stabilization and drainage system installation to fix unnatural settlement can cost tens of thousands of dollars and compromise the structural integrity of your entire home.

Although it is possible for a house to collapse from a sinking foundation, it will likely take many years, and signs of major issues will be apparent for a while. Homes on hillsides or in areas that experience frequent washouts are at a higher risk of collapse. Still, barring a natural disaster or extreme circumstances, houses are unlikely to fully collapse from foundation damage.

If you don’t have any access to or knowledge of any area underneath your home, chances are it’s built slab-on-grade. You can also look for the concrete around the bottom edge of your structure; if it’s just a few inches tall, it’s likely a slab. If it’s more than that, has any windows, or you have steps leading to your main entrance, you likely have a different foundation style.

You can seal a concrete slab by cleaning the surface, filling in any cracks, etching the surface, applying a sealer, and letting it dry. Concrete slabs don't typically need sealing, but you can use a topical concrete sealer if you notice signs of water damage. If you haven't already fixed the cause of the leak, then you'll want to repair the plumbing before you seal a concrete slab.

It’s usually not an immediate safety risk to live in a house with foundation problems, but you don’t want to let those problems persist. Most foundation issues don’t lead to a house’s sudden collapse, but they can lead to health issues like mold growth and pest intrusion, as well as problems like uneven floors or rotten beams and joists, which can pose injury risks and be costly to fix.
