"I have a 1900â s farmhouse with multiple additions in an area with a high water table. I have dealt with water in the basement after every hard rain and during the spring thaw. The basement was very musty and damp. This job was handled professionally from the estimate to final walk through. Dave P. and his team were timely, organized, and skilled in getting the job done right. I highly recommend FSM, they are worth every penny! Thank you, again! M. Canfield - Kingsley, MI"

"Elliot called me in reply to my online inquiry. He (patiently and professionally) answered my many coverage and price questions, then gave me time to 'digest' it all and called me back (as promised) at 4PM...to answer more questions. Elliot also worked with me to secure the maximum amount of discount savings. Time will tell if the warranty coverage/work is what it's cracked up to be, but Elliot Chahino is an excellent salesperson. Reach out to him directly if you want the same level of service attention. "While I was pleased with the salesman from Stay Dry I WOULD NOT recommend this offer to anybody. Stay Dry will send an inspector/salesman to your house for free to do the same thing I paid a hundred dollars for, it was Angie's List that pocketed the money. I called the Stay Dry 800 number and was told they do not receive any money from the offer listed here, when I asked who was getting the money they said Angie's List. I was then told that after the inspection/salesman meeting I would receive a coupon for $200-300 off the actual drainage installation service from Angie's List should I choose to go ahead with the project, but I NEVER GOT A COUPON. So I paid a hundred dollars for a service that is offered free by the actual provider, while the site I look to to save me money on scams and bad contractors actually ripped me off!

House Leveling questions, answered by experts

There is no real alternative to underpinning, although mudjacking and polyjacking are other repair methods that can add support from underneath your foundation. Rather than placing supportive piers under your structure, these involve pumping a material under your slab to lift a sunken section back into its original position. Polyjacking, in particular, is sometimes a suitable solution for stabilization issues under slab foundations, but underpinning is often accepted as the best and most permanent solution.

The method involves lifting settled concrete using pressurized cement slurry via drilled holes. This solves uneven surfaces and prevents further settling.

Most projects take 1-3 hours, with immediate usability after completion.

Mudjacking is your best bet for leveling concrete on a tighter budget. It’s less expensive than foam or grout mixture. For smaller, surface-level issues, you could also use a self-leveling compound, which creates an even surface over existing concrete—it’s a budget-friendly option suitable for DIY enthusiasts.

Charges correlate with surface size, settlement depth, and access, often yielding significant savings over concrete replacement.
