Small jobs welcome

"Excellent Quality of work! I have been renovating a 78 year old commercial building. The existing ceiling was damaged and replaced with new drywall. However the existing rafters after 78 years had sagged to varying amounts making the new ceiling wavy. The men made the extra effort to do a very wide compound application and feathered it beautifully to blend and even out the ceiling profile. The results are far better then I expected. These men have real talent! I am a retired construction PM who was responsible for high end commercial buildings and I recognize the difference between ordinary work and high quality work! I highly recommend this company."

"I hired Torres Drywall to install/finish drywall on the recently renovated second floor of my 100+ year old house. Cesar came out to bid the work in a timely manner and was very flexible regarding scheduling the work. On the day the project started, Cesar and his team were on time and promptly started the project and continued working hard all the way through their final clean-up. Overall, the quality of the work was excellent and I am really happy with the finished result. Great work and great value!"

Popcorn Ceilings questions, answered by experts

Yes. Sagging ceilings often indicate more severe problems, such as structural damage, roof leaks, and pest infestations. As the sagging expands, your ceiling may eventually collapse, posing a threat to your physical safety and leading to expensive repair and restoration costs. That’s why you need to fix sagging ceilings as soon as you notice them.

The cost to repair a ceiling after a water leak can vary, with averages ranging from $419 to $1,359, or $45 to $55 per square foot. Smaller patches may cost around $150. The final price depends on the size of the affected area and the extent of the damage. Remember that you will also need to repair the source of the leak, such as roof damage or a plumbing issue, which can cost an additional $200 to $1,550. Depending on the situation, you might also face costs for repainting or repairing floors. For an accurate estimate, it is best to get a quote from a professional.

In most cases, it is worth removing popcorn ceilings because they are considered outdated and can make a home more difficult to sell. Buyers typically prefer a smooth, modern finish, so removing the texture can increase a home's value and appeal. The necessity can sometimes depend on the housing market; in a competitive market, buyers may be more willing to overlook minor renovations. The most critical factor is the potential presence of asbestos, which is common in older popcorn ceilings and poses a significant health hazard if the material deteriorates. If you know your ceiling contains asbestos, you are required to disclose this when selling, which can be a major deterrent for buyers. In this situation, it is highly recommended to have a professional remove or encapsulate the ceiling to resolve the issue before it impacts the sale.

How long it takes to repair a ceiling depends on the extent of the damage. Patching a small hole might only take a few minutes, while repairing a water-damaged section of the ceiling could take hours. If there are structural issues, expect your ceiling repair to take several days or longer.

Using a paint sprayer is the most effective method for painting popcorn ceilings, and it's why professionals choose spraying versus rolling paint. The sprayer simplifies the challenges of painting the texture. However, we don’t recommend that DIYers try to use a sprayer indoors as it could make a significant mess. Using a paint roller on a ladder is the easiest option that results in much less mess.
