Sage was recommended to me by a neighbor and I immediately looked them up on Angie's List. I saw that they were 'A' rated, a Super Service Award winner (2014) and had 3 nominations for POH. What could go wrong? Well, a lot could go wrong.
I contacted Sage roofing and we set a time to come out and inspect the roof the next day. They arrived on schedule, inspected the roof and said there was some damage and to contact my insurance company (State Farm). The claims adjuster came out and met with the roofer and it was agreed that the roof should be replaced.
Sage came as scheduled a few days later and replaced the roof. During the roofing job, the roofer noted that the flashing and chimney cap should be replaced and contacted State Farm with a request for additional funds to replace these items. State Farm declined without further comment. The new roof, without flashing or chimney cap, was done in one day. The roof looked great, and they cleaned up well.
We had a few moderately heavy rains over the next few months with no visible problems. But the winter was quite cold and there were several days of snow and drizzle with freezing and thawing temps.
Heavy rains began in late April. After one heavy rain, I noticed water leaking in around the chimney. I called Sage in early May, spoke to JT Lopez, Project Manager, and Sage had a roofer come out on May 7th. The roofer said he had fixed the problem (a small nail hole in the flashing). It rained again that night and the leak was still there, about the same as before. I called Sage back the following day, May 8th.
JT Lopez (the Project Manager) came out the next day, May 9, He inspected the roof and said we needed to fix the problem before both the leak and the interior damage became worse. He said that a roofer would be back later that day to make repairs as needed. We agreed that the leak was a priority and that the interior damage would wait until after we were sure that the roof was no longer leaking. (This agreement seems to have been forgotten completely, see below.)
The roofer never came out. I waited until May 12th and then started calling Sage, but my calls all went to voicemail. Over the next 8 days, I left several messages for them to PLEASE call me back. They never did.
I finally got JT on the phone on May 20th. He said that I needed to call his manager, Clay, in the home office. I called the home office, spoke with the manager and it was not a pleasant conversation. It started out pleasant enough, but then he started giving me reasons why I would have to pay for new flashing and any repairs for interior damage caused by the leak. First, it was because it had been months with no problems since they replaced the roof. (Note: They say they give a lifetime guarantee.) Then it was because the insurance company didn't include flashing, pipe jacks, or chimney cap in their estimate.
The conversation concluded with the understanding that JT and a different roofer would be out and re-examine the .problem area and we would go from there. They never showed up.
Adding to the stress of all this is the fact that I had the room (where the leak is damaging the ceiling and wall) completely remodeled 17 months ago. This included repairs, painting, and a new ceiling. During this remodeling, I had an old leak repaired along the chimney. This involved replacing the cricket behind the chimney to stop water from ponding, which was the source of the old leak. There were no leaks after this cricket was installed.
Sage also advertises a ?Referral Incentive?. I was told by Sage Sales Manager, Taylor Voskuil, that this was $400 for referring Sage to another homeowner, payable after the referred new job was completed. After my new roof was finished and everything looked good, I recommended Sage to my next door neighbor. This neighbor subsequently contracted Sage to replace their roof in February (or March). I have been promised the referral by both JT and the Sage Sales Manager on three different occasions, all prior to the current problem at hand. I never received anything, not even a ?thank you?. Additionally, another neighbor who initially recommended Sage to me was never given his referral incentive (also $400, promised by Taylor). I now assume that this ?Referral Incentive? is disingenuous.

Began calling Rick Graham in December 2013. I had held out $500 from the original replacement as I was very unhappy about the flashing detail on one side of the roof and predicted it would leak. I said I would pay the final $500 the day it was fixed. They promised to return and repair and never did. Of course, that is now the source of one of the leaks. When I called about the 10-year warranty, Mr. Graham was very aggressive that I still owed him $500 from the original roof replacement. I explained the reason, then offered a check for half of it, $250, then when the roof was repaired, the other half. I thought that was more than fair considering I had waited 4 years, and the very problem I had cited had indeed led to a roof leak. Mr. Graham came right away for the check as he lives not far from me. He promised to have a crew come over as soon as they had a non-snow day. Those promises continued despite repeated calls to his office. 13 months later, with a big blue tarp over our foyer and 4 pans collecting dripping water, my AAA Insurance rep advised me to just file a claim and let the insurance company go after R Graham Construction through subrogation. Of course, now the problem is much bigger. There are large stains on the drywall and the wall must be opened up to inspect the insulation. Wet drywall and wet insulation can lead to black mold which can be a very serious health threat. I have submitted many positive reviews to Angie's List and in all my years as a member, this if the first negative review I have submitted. Mr. Graham clearly dropped the ball here and does not deserve your trust or business. Carl was not able to do the work personally because, as is typically the case, the great ones in any craft are difficult to get a hold of; his schedule was fully booked for the remainder of the year. His wife provided me with suggestions for getting through the winter as well as checking with others that were capable and reliable that Carl would be comfortable referring me to. They referred me to Kevin Lupo, who did an outstanding job. Everything worked out as expected. I explained my expectations in terms of protecting the roof and making sure that no debris or residual materials were left on the roof. Kevin and I agreed on a price range, and we scheduled the work. In that, Kevin was very flexible allowing for my work schedule so I was able to be there while he was working. Kevin and his assistant were there and working without any need for supervision on my part -- which was good because I needed to be working while I was there. And they were done on time as expected. This goes to demonstrate the high-caliber character and work ethic of Carl, at Advanced Quality Chimney. Once again, great people know great people and the fact that Carl referred me to Kevin proves that point. I am 100% certain that I would have been taken care of just as well or better (if that's even possible!) if Carl had been able to do the work himself. I would refer anyone to Carl (or Kevin) at anytime for chimney work. I advised them that I wanted to talk to them before they were to proceed with any work. Upon entering the shop they questioned if I put a ZDDP additive in the oil and questioned the quality of the Pennsoil product from the oil change late last year. I advised them that prior to the oil change last fall, the "breakin oil" was the oil they put in the vehicle along with the ZDDP additive they used. I drove approx 1000 miles after the engine rebuild with the break in oil ( they put in) and less than 100 miles after the oil change. I did add a ZDDP oil additive at time of oil change although they questioned the quality of the product ( major name brand). Upon reviewing the vehicle, they advised me that I had abnormal wear on #6 cylinder and it required a new cam. They also proposed that based on the limited driving of the vehicle, I should consider installing at new cam with hydraulic rollers to eliminate the sensitivity to oils and potential breakin issues. They advised me that I let the vehicle sit for extended periods of time and it should have been started and moved once a week to get proper breakin. My frustration is the vehicle is a classic 65 Mustang which is not a daily driver and would not typically be driven like this year round especially considering the winter climate in Northern Michigan I advised the shop mechanic and manager that 4 years ago I spent more than $8000 having them completely tear down and rebuild the engine and after around 1000 hours I do not expect to have significant repairs to the engine like they are indicating. I expect the engine to work properly as completed and expected them to complete any required repairs. ( also spent an additional $4000 in rear end and transmission repairs during the same time period). I also advised them that if they would not correct vehicle I would take it elsewhere. They said they would review it with the owner and get back to me. They called back and advised me that there was nothing they could do since it was so long ago and I requested they put the valve covers back on the car and let me know when it was available for pickup. They did reduce the repair hours a couple hours. Upon review of this issue with other mechanics, they advised me that the cam failure could have occurred at initial breakin at the shop or could have occurred after starting the vehicle after extended periods of inactivity. Very difficult to determine root cause of failure but to not accept any accountability into addressing the issue or tearing into the vehicle to determine potential failure is poor business practice from my perspective. To propose a " more robust" repair after I just had significant engine work completed by them was out of the question. I have taken the vehicle to another shop and will have the analysis of failure and repairs completed by them. I had remembered that Anderson Behel had been highly recommended by other Audi friends and Angie's list reviews supported this so the car was dropped off at 2 in the afternoon. Anderson Behel arranged a rental car and took care of all the inspections and paperwork with State Farm. Mariah kept me informed on nearly a daily basis as the repair process progressed. The work took longer than originally predicted (3 weeks total) but this was because at the final inspection State Farm asked that the entire exhaust system be replaced (vs. just one of the 2 mufflers) and it took a few days to ship from the East Coast. The work quality was absolutely top notch, the detailing is perfect and other than a few parts under the back of the car being new and shiny it is impossible to tell there had been any damage or repairs. I can't comment on costs as it was all paid by the other guy's State Farm claim. FAQs for chimney inspection projects in Elk Rapids, MI
The average cost for a professional chimney cleaning is around $250, but prices range from $130 to $400 or more, depending on a few factors. Some things that have an impact on your total include the size of your chimney, the number of chimneys cleaned, and how accessible the chimneys are.
The cost to install a fireplace is $2,440 on average. This cost can range from $150 to $8,000 or more, depending on the type of fireplace, the materials used, and the size.
Electric fireplaces cost around $1,000 to install, and mostly only require wiring installation. Installing a wood fireplace from scratch could cost upwards of $10,000, depending on the foundation needed to support the weight of the fireplace. In addition, gas fireplaces can cost between $2,500 and $10,000.
The National Fire Prevention Agency (NFPA) recommends chimney sweeping once per year as a means of avoiding house fires and massive property damage. Over time, creosote and soot build up in your chimney from burning wood and a lack of ventilation. These compounds are both highly flammable, which means a build-up of them inside your chimney puts you at an increased risk of house fire. Chimney sweeping removes any residue and helps reduce the risk of property damage and personal injury from fire.
The cost to remodel your fireplace is $1,200 on average. This cost can range from $400 to $2,000, depending on the extent of work needed.
If you add a hearth to your fireplace, you can expect to pay between $3 and $200per square foot. However, if you're refacing your fireplace, the price tag will depend on your chosen materials. If choosing tile, you can pay between $1 and $50per square foot, depending on the design. Stone is a more expensive material, averaging between $60 and $70 per square foot.
On average, chimney repairs cost about $455. However, because of the vast range of potential repairs needed, the cost to repair a chimney ranges widely from $160 to $15,000, depending on the type and extent of repairs required.
