"My experience with Patrick can be summarized as thorough, detailed, and honest from start to finish. From my first phone call with him, it was clear that Patrick truly had my best interest at heart. He explained the entire inspection process, including how long we would be at the home and what he would and would not review during the inspection. Patrick even took the time to pull up the property online while we were on the phone to advise me on his concerns and some additional services to consider before buying the home; no other inspector we called put forth this effort. Upon arriving at the home, Patrick quickly set up shop. On the kitchen counter, he immediately laid out his tools, radon detector, and the snacks he was kind enough to bring for us. From there, we systematically began inspecting each room of the home with Patrick narrating his thoughts aloud. He explained his concerns and safety issues, and he provided many recommendations on fixing and maintaining the home in the future. As a first time homebuyer, Patrick was patient with answering all the questions I had in a clear, understandable manner that left me feeling confident in my ability to care for the home in the future. After the 6-hour inspection, Patrick quickly sent me a 16-page report, all photos he took during our visit, and all city permits on file for the home for me to review. I highly recommend Patrick if you need a building inspector."

"We hired Darryl to do home inspections twice. Both times were excellent service. Darryl knows what he is talking about and can quickly identify potential issues with the house. In our first inspection we identified potential water damage in the basement and ran a mold test. We luckily avoided a house with black mold thanks to his services. The second inspection was just as good at another house that we ended up purchasing. He has all the latest technology in order to do his job effectively and even better, provides a home inspection report online in a PDF within a day that neatly organizes all the findings. And you can access this report at anytime after completion. I would highly recommend Stocks Home Inspections to anyone I know."

Radon Detection and Reduction questions, answered by experts

Radon enters your home when warm air begins to rise and exits through the roof, creating a vacuum that pulls cooler air from under the foundation. Part of that air is radon, which is an invisible, odorless gas that develops naturally when radioactive particles are deep within the ground. Those particles usually come from decaying matter in soil and rocks.

No level of radon is technically safe, but since it is naturally present everywhere, it is impossible to avoid entirely. The average radon level in homes across the United States is 1.3 picocuries per liter (pCi/L). The Environmental Protection Agency (EPA) recommends taking action to reduce radon levels if your home's test results are between 2 and 4 pCi/L or higher.

Radon is a cancer-causing radioactive gas that poses serious health risks, infiltrating homes through foundation cracks and unnoticed spaces.

While DIY testing is possible, abatement generally requires professional installation to ensure efficacy and meet safety standards.

Installing a mitigation system reduces radon levels, which can cause lung cancer, providing peace of mind and long-term health benefits. It can also increase your home’s value, as many buyers prefer properties with radon safety measures in place. The investment is relatively low compared to the potential health risks associated with prolonged radon exposure.
