I worked with him for over 20 years. Actually, it wasn't my money. I was a trustee for an estate for a fellow that had illness problems. His father asked me to be a trustee. So I worked with him for 20 years. His investment products have been excellent. I think there was like $90,000 invested and he came out with about $950,000 at the end. It was like you get 20 years of use and very nice living and the man managed to make money at the same time. He is a very, very nice fellow and easy to work with. He is knowledgeable in his craft. His son and second electrician came and did the work in a very professional and timely manner, We were impressed at the level of knowledge and skill of the team and appreciated their work.
This is a family business which takes real pride in doing the job right at a reasonable price.

Worked steadily until house was clean approx 4 Hrs. They not only power washed, they scrubbed, sprayed special cleaning agents and after thoroughly rinsing they "touched up" any bare metal with matching white paint. They used eco-friendly cleaners, didn't harm shrubs or landscape. After Bryan finished we inspected the job together. Cleaned up - never know they had been there. My home looks like new. Since we closed on the unit we've unfortunately had a lot of issues with Larry. At the time of closing, the condo was not 100% complete and Larry was more than agreeable at that time to put together a punchlist and complete the items afterwards. It's been 3 months since we closed and the work has not been completed yet. Larry is now reneging on the work he had previously agreed to do. He's been fighting us on everything from paint touch-ups to repairing the "new" hardwood flooring that has scratches/cracks (inflicted by him and his subcontractors) to redoing the tile in the master shower that he poorly installed in the first place. (The master shower tile is beginning to separate from the walls and the grout lines are cracking everywhere.)
Larry thinks because he has money he can push everyone around. He's yelled and cursed at both my husband and me. He's even gone as far as threatening to sue us. I'm not quite sure what he can sue us for since he's the one that's not doing the work, but that should give you an idea of who we're dealing with. If you're looking to buy a property and Larry is the seller/developer, make sure you write down in detail absolutely everything you want in the purchase contract. If it's not in writing then it never happened. Heck, even if it is in writing Larry will renege against it. DO NOT CLOSE UNTIL YOU'RE 100% SATISFIED WITH THE PROPERTY. Otherwise you'll lose any leverage you may have. Also don't believe anything Larry says, he's a great salesman but not a man of his word.
If you're interested in seeing photos of the issues we're having with Larry's workmanship, please Google or go to Facebook and search for City Place Bella Vista View Condos - Buyer Beware.
Oh one last thing, we tried getting Kerry Keefer, his real estate agent involved in helping resolve the issues we're having however she has refused to be involved. And the reason why she doesn't want to get involved is that she's Larry's fiancee and Larry told her not to get involved. Talk about having a conflict of interest."},"url":"https://www.angi.com/companylist/us/mi/unknown/larry-hollenbeck-reviews-7797428.htm"},"position":10}]}

One of the first things a Realtor will do for a home seller is evaluate the property. This price won't necessarily be the same as the listing price. An experienced Realtor will know the local real estate market very well. If similar houses in the area are selling for more than their appraisal values, then the Realtor knows how much higher the seller can reasonably go. But if the market is really slumping, then the Realtor may suggest listing the home at its appraisal value or even slightly lower. Many Realtors will also recommend that the seller conduct a full inspection of the home. The advantage of inspecting a home before putting it on the market is to avoid being surprised by unseen defects in the property. Most buyers will request an inspection before making an offer, and hidden problems like cracked foundations and rusty plumbing could break the deal. It's better to fix those problems before trying to sell the house. A Realtor, as with other real estate agents, is an expert on the details that buyers look for in a home. Most sellers grow accustomed to the eccentricities of their homes without realizing that a few simple improvements could drastically increase the marketability of their property. Sometimes it's as simple as a fresh paint job, removing excess furniture and clutter, or tearing up carpet to reveal hardwood floors. Or a Realtor might suggest larger improvements -- like renovating a kitchen or bathroom -- that will considerably raise the value of the home. Realtors -- like other real estate agents -- know the most effective ways to advertise and market a home. Because a Realtor is a member of the local real estate association, he or she has access to an extensive network of buyer's agents. More than 50 percent of home sales are cooperative sales, where a seller's agent works with a buyer's agent [source: National Association of Realtors]. Your Realtor might include your home in a caravan, where groups of buyer's agents tour multiple properties. Because they're licensed real estate agents, Realtors are able to post listings for free to the Multiple Listing Service (MLS), a national database of homes for sale. This database is searchable by other real estate agents and by the public at Realtor.com. Savvy Realtors know what to include in these listings to make them most attractive to potential buyers. Clear, attractive photos are key, and the description should focus on all of the best qualities of the home without sounding too much like a used car salesman. More and more homebuyers are searching the Web for properties. A good Realtor knows which Web sites are the most popular with homebuyers and what search engine optimization strategies will get your listing to the top of Google. Community Web sites, like Craigslist, require a different marketing strategy than the typical MLS listing. A smart Realtor will tailor each listing to its potential audience. Once there are prospective buyers, the Realtor will to arrange showings and open houses. As the primary contact for the home, the Realtor is responsible for making individual appointments for showings. He or she is also responsible for making sure that the house is ready for each showing, which includes getting the current occupants to leave for an hour or so. For open houses, Realtors might even recommend hiring a professional home stager to add interior decorating and design touches that present the home in its best light. Once there's an interested buyer, the Realtor will be the chief negotiator and point of contact for all of the paperwork. The Realtor will guide the seller through the closing process. Some of the home repairs with the highest ROI that can improve appraised value include exterior paint, new exterior doors, new windows, landscaping, kitchen and bathroom renovations, new flooring, new interior paint, finishing a basement, home additions that add to the square footage, and replacing major components, like the roof, heating and cooling equipment, and the water heater. Upgrades to home energy efficiency are also a big hit with buyers and can add significantly to value, as are smart home integrations.
Depending on where you live and the demand for pools and spools, a spool may increase your property value and make your home more appealing to potential buyers. It’s worth looking at installation, maintenance, insurance, and safety costs to see if the increase in value is worth the cost of installing a spool.
If installing board and batten fixes an issue with the home, it could increase the value, but it isn’t commonly installed for that purpose. Board and batten is an aesthetic choice and, like most aesthetic choices, will do little to raise your home’s value. That being said, certain design elements can help attract more buyers, even if your home’s price won’t see a noticeable bump.
Artificial grass can add value to your home, particularly in drought-prone areas where traditional lawns are difficult to maintain. Artificial grass averages between $3 and $11 per square foot, and most homeowners see a return on their initial investment for artificial grass installation.
Land doesn’t depreciate in the same way that a house, vehicle, or other property does, but it can lose value based on various factors. Environmental changes, nearby development, zoning changes, and economic downturns can all cause land to lose value over time. Value is a comparative figure, so as other related factors change, so can land’s value.
