"We are very pleased with Leo and his team. They replaced our old concrete walkway with a beautiful stone and brick walkway. They were so professional, talented and turn around time between the free quote and the project being done was about a month. Highly recommended"

"I have had three major projects done by Marc Michaud of Maine Coast Masonry: creating a patio out of an emptied pool, while maintaining its grand piano style; removing and replacing walkways from the road and driveway, up to the two porches, including replacing a set of steps, plus installing a hand rail; removing and replacing my driveway and parking spots, with drainage for rain. All of Marcâ s work is top quality and beautiful. His suggestions for styles, colors and materials are appropriate for the character of my home and my tastes. Marc and his workers are professional, efficient and friendly. The yard is straightened up at the end of each day, so I never feel like Iâ m living in a work zone. I have no hesitation in recommending Marc and Maine Coast Masonry."

"Chris and his crew did an excellent job laying a new patio for me. Wasn't a big job but they took the time and attention that was needed and I am thrilled with the results! Chris was very easy to work with...it was a pleasure. Wouldn't hesitate to recommend him to anyone."

"Tim is one of the best we have worked with. I would not hesitate to hire him again. Good communication, easy to work with, listens to us, has great suggestions, has high standards for the work he performs, and above all: DOES WHAT HE SAYS HE WILL DO. He is flexible when the inevitable change comes into play, and always goes the extra mile. Don't hesitate to hire Tim - it is difficult to find quality and ease of interaction like this."

"They were lengthening my Driveway. They had done the driveway 4 years ago and had done a very good job. I rehired then to extend the driveway. In the process the machines they used damage the old Driveway. They did not tell my wife who was at home or contacted me to tell me. This upset me more than the damage did. I had to text him/ email email him. He did say he would repair and seal coat the driveway. He has partially repaired the driveway, they missed one spot. He is to return in week or two and seal the Driveway. If the damage had not happen I would have given 5 stars"

Masonry questions, answered by experts

Start by scheduling your masonry work between May and October. Mortar requires temperatures consistently above 40 degrees to cure properly in ME. Book a local professional months in advance due to high seasonal demand. You must also secure necessary permits and verify compliance with shoreland zoning or historic district regulations in York. Consult a structural engineer for older homes to identify hidden conditions before starting the project.

Helpful?

Completing masonry work absolutely increases your property value and buyer confidence. In ME, sellers must disclose known material defects, making foundation and chimney repairs essential before listing. Well-maintained stone walls, granite steps, and working fireplaces add significant coastal appeal to your property. Addressing these repairs prevents inspection issues and ensures your historic or coastal home stands out in the competitive York real estate market.

Helpful?

Watch out for contractors who fail to discuss matching the original mortar type, as modern cement damages older brick in York. Avoid professionals who lack a valid ME license or ignore local shoreland zoning rules. A trustworthy professional will always address cold-weather protection measures and provide a detailed scope for chimney repairs. Reject any quotes promising unusually fast timelines, as quality mortar requires adequate curing time.

Helpful?

Look for spalling bricks, white salt deposits, or crumbling mortar joints. In York, heavy coastal moisture and frequent freeze-thaw cycles cause these specific issues. Stair-step cracks in your foundation also point directly to a need for masonry work. Conversely, horizontal cracks in nearby wood framing or water leaking around window frames indicate carpentry or flashing issues. Contact a local professional to assess the damage and keep your property safe.

Helpful?

Proper maintenance for masonry work involves inspecting mortar joints, chimney crowns, and brick faces every fall and spring. York experiences intense freeze-thaw cycles and salt air exposure, meaning you must clean off white salt deposits and reapply breathable sealers frequently. Keep your gutters clear to direct heavy rain away from the foundation. Hire a certified specialist to inspect your chimney annually and handle any necessary repointing.
