Here at Eastern Inspection Services we perform home inspections, septic system inspections, and water testing. All our technicians and inspectors are Licensed, and Fully Insured. Weather you need a home inspection or a septic system inspection or even a third party code inspection we can help you out. As of 2024 we no longer offer oil burner or plumbing work as our company techs have all made the decision due to rising insurance cost to let their licenses lap. We will continue home inspections in Maine for the time being with prices adjusted due to increasing certification and insurance cost. Please keep in mind Maine does not license home inspectors and all inspectors are trained through InterNACHI and ICC training courses.

Homes in Maine have some unique challenges. It gets very cold here, and its not uncommon to have 100 degree temperature swings from winter to summer. Also, Maine has the oldest housing stock in the US. This makes for very specific set of home inspection skills. Whether you are considering purchasing a 200 year old historic home, or a modern, high efficiency home, Pine Tree Home Inspections chief inspector, David Roberts, has the experience and tools to evaluate the home. David is InterNachi certified ( #NACHI14032823), and licensed through the State of Maine to test for radon in air and water (PSM27101)

Home Inspection questions, answered by experts

Home inspections can reveal many different issues that could end up costing buyers thousands of dollars or more post-closing to rectify, so what a buyer is willing to pay for a home largely depends on the findings of the home inspection. Major issues like foundation damage or structural problems could significantly bring down the selling price. A “clean” home inspection that reveals no issues may make the home more enticing to buyers, potentially raising the selling price.

Many experts agree on a twice-yearly schedule for DIY foundation checks and professional inspections every one to three years, depending on the condition of your foundation. Visually checking your foundation twice a year will ensure that it is not damaged during severe summer or winter weather events. Extreme temperature changes impact the soil surrounding the foundation, as do lengthy rain storms. Both issues expose the foundation to excessive moisture, which is not good for its overall health and stability. Call a pro if you notice any damage or changes during your DIY check.

It's smart to schedule a foundation inspection after a significant drought, especially if you suspect new problems in your home's structure, such as cracks or uneven floors. Be sure to hire a certified contractor to inspect your foundation, particularly one that specializes in foundations or home inspections. Catching potential problems early on can help you avoid costly repairs in the long run.

In most cases, a roof inspection will include a visual inspection of the exterior roofing materials, an interior inspection for signs of leaking or roof damage, and an assessment of the structural stability of your roof and the materials supporting it. Some things your roof inspector will look for include the following:

  • Missing or damaged shingles, flashing, or sealant

  • Signs of old age

  • Signs of leaks, including mold growth and water stains

  • Potential issues, like tree branches touching your roof

  • Signs of a loss of structural integrity

In theory, a regular home inspection and a mobile home inspection accomplish the same things. They ensure there are no issues with the foundation, plumbing, electrical, and HVAC systems, roof, siding, doors, windows, and more. In practice, though, the inspections can differ based on the layout, the type of foundation, and how easily accessible different parts of the home are. Mobile home inspections tend to take a bit longer because it’s more challenging to access home systems, especially if the mobile home doesn’t have an attic or crawl space.
