Here at Eastern Inspection Services we perform home inspections, septic system inspections, and water testing. All our technicians and inspectors are Licensed, and Fully Insured. Weather you need a home inspection or a septic system inspection or even a third party code inspection we can help you out. As of 2024 we no longer offer oil burner or plumbing work as our company techs have all made the decision due to rising insurance cost to let their licenses lap. We will continue home inspections in Maine for the time being with prices adjusted due to increasing certification and insurance cost. Please keep in mind Maine does not license home inspectors and all inspectors are trained through InterNACHI and ICC training courses.

Home Inspection questions, answered by experts

Make it easier for your inspector to do a thorough assessment by preparing your home ahead of time. That includes:

  • Noting any signs of pests around the home

  • Removing obstacles in the way of the attic, basement, plumbing, garbage, and other key areas that inspectors will need to access

  • Keeping children and pets away from inspection areas

In theory, a regular home inspection and a mobile home inspection accomplish the same things. They ensure there are no issues with the foundation, plumbing, electrical, and HVAC systems, roof, siding, doors, windows, and more. In practice, though, the inspections can differ based on the layout, the type of foundation, and how easily accessible different parts of the home are. Mobile home inspections tend to take a bit longer because it’s more challenging to access home systems, especially if the mobile home doesn’t have an attic or crawl space.

Yes, you may still qualify for a home insurance policy if your property doesn't pass an inspection. Your insurer may ask you to resolve certain issues in this situation. Other options are getting a quote from a different company or applying for coverage through your state's Fair Access to Insurance Requirements (FAIR) Plan.

If your home has a forced-air HVAC system, it will also have HVAC duct parts. Air ducts are connected to an HVAC unit and deliver heated or cooled air to each room; your heating and AC wouldn’t work without ductwork.

However, if your house has a boiler or radiator system for heating and doesn’t have central AC, you probably don’t have ductwork installed.

Homeowners insurance usually doesn’t cover foundation cracks. They are considered normal wear and tear that every home undergoes. Your foundation in general is likely covered for things like fire and water damage, but most companies don’t insure damage caused by settling, shifting soil, earthquakes, and floods, which commonly lead to foundation cracks.
