I can build things as small as a custom door to large commercial projects worth millions of dollars. I had a General Contracting business in Texas but I'm trying to grow my business here in Maine after moving up in 2023.

I established Bay & Beyond Inspection Services in May 2018 after a 25 year career as an electrician in the Air Force and 13 years as a Maine code enforcement officer. I have received extensive training and continuing education courses to keep up with the ever changing construction industry. I have an associates degree in electrical mechanical technologies and am a state certified third-party inspector for all phases of construction. I am a state certified septic system inspector and hold national and state certifications as a radon testing and analytical lab. I am a member of International Association of Certified Home Inspectors (InterNACHI) and the Maine Building Officials and Inspectors Association (MBOIA). So what does all this mean to you, my customer? I am a highly trained and experienced inspector that works only for you, my customer. I don't work for real estate agents or any other third party involved with the property you hired me to inspect. You will receive an unbiased and honest report detailing what I observed during the inspection. This is not a pass/fail rating, but detailed information that will provide you with the confidence you need to make one of your biggest investment decisions of your life. Rest assured that I will inspect your property no differently than I would if I were purchasing the property myself. This is my promise to you. Tod Rosenberg, Owner

Homes in Maine have some unique challenges. It gets very cold here, and its not uncommon to have 100 degree temperature swings from winter to summer. Also, Maine has the oldest housing stock in the US. This makes for very specific set of home inspection skills. Whether you are considering purchasing a 200 year old historic home, or a modern, high efficiency home, Pine Tree Home Inspections chief inspector, David Roberts, has the experience and tools to evaluate the home. David is InterNachi certified ( #NACHI14032823), and licensed through the State of Maine to test for radon in air and water (PSM27101)

Home Inspection questions, answered by experts

If your home has a forced-air HVAC system, it will also have HVAC duct parts. Air ducts are connected to an HVAC unit and deliver heated or cooled air to each room; your heating and AC wouldn’t work without ductwork.

However, if your house has a boiler or radiator system for heating and doesn’t have central AC, you probably don’t have ductwork installed.

Do a little background research on a few certified HVAC companies before choosing the best one for your job. Look for things like how long the company has been in business, and check their online customer reviews.

When choosing an inspector, also ask to see a sample inspection report. A professional inspection report should detail all the areas and components of an HVAC system, provide findings, and include any recommendations for repairs. Finally, find a contractor you’ll feel comfortable with who can address any questions or concerns you may have after the inspection.

Most areas require both a building permit and an electrical permit for the installation of a home wind turbine. You may also need zoning approval, especially if your property is in a residential neighborhood or near protected land. Inspections are needed after foundation work and upon completion of electrical connections. Permit costs can range from $100 to $1,000, depending on local regulations and project complexity.

Inspections for new construction may not be legally required, but you should consider them a must if you’re buying a new home. The quality of the construction can vary widely by builder, and many inspections, even for brand-new homes, can uncover problems with framing, structural components, mechanicals, appliances, and more. Professional inspection reports give you leverage to push the associated repair costs to the builder rather than paying for them yourself, so they’re always worthwhile, if only for the peace of mind they provide.

Any good contract company will do their own post-work inspection and walkthrough with their clients, but you shouldn’t consider these a replacement for a third-party pre-drywall inspection. Even a small mistake or oversight can lead to big issues down the line. Having an objective, neutral professional perform the inspection will help to make sure nothing goes overlooked.
