"I contacted Proactive to replace my water heater because my current oil system a 5 yr old system kept flooding my basement. The tech looked at the system and spent about two hours on his phone reviewing the system. finally he figured out that my return temp was set too low and was automatically expelling the hot water on the ground outside my water tank. I was elated. So many times I called plumbers and the oil company who swapped tanks and switches , costing me several thousands of dollars. when he left he didn't want to charge me even a hundred bucks, the time he spent researching the problem. I tipped him big time. He was worth it. He saved me from unnecessarily buying a multi thousand dollar new system, and he ended the constant and expensive flooding in my basement. Yes, if necessary, I will use Proactive Comfort again!"

"So I live in a older house (1947) so the plumbing is older too. Anytime I used my sink dishwasher or laundry the water would all but flood my basement making it almost unusable. I called and talked to Seth he was able to get to my home the next day and diagnose the problem my pipes in the concrete were old and clogged beyond repair well he managed to completely redo all of my plumbing brand new and have it up and running in a matter of a few hours! I now have a dry usable basement. He gave me a very decent price as well! Now hopefully I don't need another plumber anytime soon but if I do I'm calling seth at SWB!"

Basement Waterproofing questions, answered by experts

A crawl space is an area under the house that provides access to plumbing, electrical, heating ducts, and other HVAC units. Its purpose is to create a buffer between the ground and the living area, helping with ventilation, moisture control, and access for maintenance or repairs. Crawl spaces are most often seen in houses in North America which are built on concrete foundations versus other parts of the world where buildings are constructed differently.

Some disadvantages of crawl spaces are mostly regarding the air itself—moisture build-up and poor ventilation, which can cause problems both in the house and underneath it, even damaging the foundation itself. Crawl spaces are difficult to access and often invite unwanted pests during the hot summer months and the cold winter ones. These hard-to-seal spaces are also susceptible to water damage during periods of heavy rain or melting snow.

Yes, usually you will need some kind of vapor barrier on the exterior walls when the framing is attached to concrete and masonry surfaces.

The best basement waterproofing method depends on the specific issue causing the water intrusion. For minor problems, simple solutions like installing a properly functioning gutter system to direct runoff away and grading the soil to slope away from your foundation can be effective.

If you have more significant water problems, the solution will need to be more robust:

  • For standing water on the basement floor, a floor drain or a sump pump system may be the best solution.

  • For water pooling around the foundation, installing an exterior French drain can intercept water before it reaches the basement walls.

Other effective waterproofing methods, which can be used depending on your home's specific needs, climate, and soil type, include sealing the interior walls, landscape alteration, installing interior drainage systems, and using a dehumidification system to control moisture levels.

Most people consider a French drain to be one of the most effective solutions for foundation leaks, but it’s not always a standalone solution. French drains will help keep water away from your foundation to reduce the risk of leaking and structural damage from soil expansion, but depending on your foundation type and location, you might need other systems or techniques—like soil gradation and gutter and leader installation—to resolve the underlying problem.
