Professionally staged homes tend to sell faster and at a higher price than non-staged or vacant homes.Having a successful space plan with optimal furniture placement, complementary paint colors, and an uncluttered space often helps buyers see the full potential of spaces. Home staging is an investment that leads to a significant return for sellers. \n \nKate Wunder, CID, NCIDQ is the Owner and Interior Designer at Kate Wunder Interiors LLC. "I feel extremely fortunate to have found Vicki through Angie's List !  She is an extremely talented person who is very easy to deal with. She has a breath of knowledge that allows her to accommodate my tastes, but also ensure that the overall design is in sync with the design and location of my home.  She has  a very diplomatic way of suggesting when I'm going astray with my choices and in every case where she has told me "Trust Me"  I have been delighted ! She is very aggressive in helping me find the best pricing and often times will work with the vendors directly  hence saving me the time.  She also has excellent local contacts.  Everyone I've worked with through Vicki has been timely, professional, and highly competent.
My project is far from complete.  I intend to continue to use Vicki and her expert advice until the end !!!!"

Did a good job, providing 2 layouts to choose from.  Completed design and sent email and snail mail paint and furniture samples in a little over a month from starting the process.  The previous estimate was 2-3 weeks so it wasn't so late.  My only disappointment was the design was not for the complete room.  They told me that the missing area was considered an entry way or hallway and could be designed for an additional fee.  I did not want to pay an additional and accepted their explanation, but on second thought, in my opinion, it isn't really separate.  There is a large archway one-third of the way into the room, but I have never considered it as two separate rooms and no one visiting my home has ever mentioned it.  Every room has an entrance.  I wouldn't call the way to get into a room as a separate room. Other than that, I would say a got a great deal overall.

Home Staging FAQs, answered by experts

Most staging projects take 2-5 days, including furniture arrangement, décor placement, and touch-ups.

Professional home staging services can vary between companies and properties, but the primary goal is to set up a house with aesthetic furniture and decor to entice potential buyers. Many stagers offer customizable packages, and you can often pay for additional services. Common offerings include:

  • Design and Planning: Color design, planning each room's layout, and professional interior design services.

  • Furniture and Decor: Choosing and renting furniture, decor, and artwork. This also includes the setup and takedown of all rented materials.

  • Arrangement and Organization: Rearranging existing furniture, decluttering, and organizing the space.

  • Ambiance: Creating a welcoming atmosphere with strategic lighting and accessories.

  • Repairs and Maintenance: Minor repairs, home maintenance, and addressing visible issues.

  • Curb Appeal: Improving the home's exterior with services like painting and garden bed management.

It's best to connect with a professional home stager to see what’s included in their specific packages or to request a custom service.

To stage your home yourself, clean your home thoroughly to sell, leaving it gleaming like a five-star hotel. Less is best—always clear away clutter and anything personal so buyers can focus on the beauty of the rooms. Prospective buyers will check the closets, so investing in a storage space may be necessary.

Move furniture around, mix fabrics and decor, and de-cramp the room by removing any unnecessary furniture. A fresh coat of paint always helps, as do natural features like plants.

In most cases, staging a home is expensive but worth every penny. According to the National Association of Realtors (NAR), 81% of agents representing buyers stated that staging made a positive impact on the buyer’s perception of the house and made it easier to visualize it as a home. The value of your home—which is to say the amount buyers are willing to spend—is based on perception alone and not the inherent value of the land or structure. Therefore, improving the appeal of your home through staging is likely to make your home more enticing during a home sale.

The impact of a walk-in tub on home value depends on various factors, including market demand, demographic preferences, and overall home features. While some buyers may view it as a desirable accessibility feature, others might see it as a niche amenity, potentially limiting the pool of interested buyers. However, it could add value if the walk-in tub meets specific needs or enhances the property's appeal to a target demographic. Ultimately, its effect on home value varies case by case, with factors like installation quality, design, and neighborhood trends playing roles in determining its impact.
