He was able to answer every question and explain why he was answering in a specific way related to the individual peculiarities of our house. The quote was very competitive and they use great equipment and materials. The Office Manager Alex was easy to work with in regards to scheduling and any additional questions. Installation was great and as an added bonus they smelled gas in the crawlspace while installing the lines and quickly replaced a corroded propane line for our hot water heater. Signs your water heater is about to fail include: a unit older than ten years, rust water coming from your faucets, banging and rumbling noises when you call for hot water, and leaks coming from the tank. You might also notice a foul odor when you turn on your hot water, akin to rotten eggs or sulfur. Of course, your water heater might also need replacement if your water doesn’t stay hot or takes longer to heat up.

If your water heater continues to have issues, you may wonder how long an electric water heat lasts. On average, these units last between 10 to 15 years. Following a proper maintenance schedule can help the water heater live to the end of its average lifespan or longer.

Tank-style hot water heaters need replacing about every six to 15 years, while a tankless model can last 20 years or more. Over time, water heaters fill up with sediment that can start causing issues. If your unit is ten years old, start thinking about a possible replacement. Flushing your tank-style water heater annually and having routine maintenance done can increase the life span of the unit.

Most hot water heater manufacturers recommend replacing the anode rod about once every three to five years. Anode rods sacrifice themselves by collecting iron, limestone, and other minerals that would otherwise corrode your hot water heater tank. This abuse wears them out long before your water heater does. Check the rod when you remove it and replace it if more than 50% of the metal has been consumed. Check the rod more frequently if you have hard water or use a water softener. 

Water expands when heated and also when freezing. When water is heated, it expands by around 4%. For a full water heater, this is one of the main reasons malfunctions occur—the hot water has nowhere else to go but out. Due to the constant expansion and reduction in volume, it’s recommended (required in most places) that an expansion tank be installed.
