Customers say: True professional

"Kitchen remodel. I’ve been happy with the results of each of the projects Bedford Builders have done, but the kitchen remodel was the most significant of them. Bob Bedford is a professional carpenter with roughly 30 years of experience. He is a licensed contractor and inspector in Massachusetts and Rhode Island. Bob tracks all of the tasks in the project: each line of action in the project requires plans, permits, skills, tools, materials, and arrangements. He works with very skilled subcontractors and suppliers of appliances and materials. Bob has built mutual trust with these partners and it shows. Parts and appliances arrived on time. Subcontractors found the site ready for them to do their work and move on. Negotiating and confirming every element in advance, Bob kept the project moving ahead despite the pandemic related supply chain problems and high demand for the services of the people involved. Every project on an our 1920 house includes some hidden conditions. Bob has seen most of these and was careful to warn us that there would likely be surprises. There were. He worked with us to decide how best to proceed in each situation, and resolved all the issues that arose. Attention to detail: Bob and his crew paid attention to details in trim, paint, tile, counters, cabinets and appliances. We ended up with the kitchen we had envisioned. Bob’s contracts are clear and help to set expectations from the outset. Bob and his crew don’t hang about. They started work at 7:00 most mornings and left at 5:00. They worked steadily and quickly all day. They were courteous and considerate, even as they made a lot of noise. Bob kept us informed at every stage, and every day. He kept his attention on the project until it was done to our satisfaction, and that of the city’s inspectors."

Percolation Tests questions, answered by experts

If you hire a dedicated asbestos inspector near you in addition to your local home inspector, it will cost between $200 and $800. If, however, your general home inspector happens to be certified as an asbestos inspector, they can charge you a smaller fee and tack on the cost to the home inspection. In general, home inspectors do not do physical testing, but will provide a visual assessment so you know what you are working with.

Unfortunately, home inspections do not check for asbestos because of the liability factor involved. That’s why you should hire a trained professional with specialized equipment to test for it.

They will inspect all areas of the home and take samples of various materials to test. Opting for an asbestos inspection can prevent the risk of exposure to this hazardous material and save on costly repairs that may be required.

No, not all popcorn ceilings have asbestos, but a vast majority do. The Environmental Protection Agency (EPA) banned its use in 1973, although it still may have been used up through the early ‘90s. But, in general, homes built or remodeled before the early ‘80s likely utilized materials with asbestos. That being said, a professional test is the only way to determine for sure.

Although the use of asbestos has declined since the 1980s, it remains in several different types of building construction materials for insulation and as a fire retardant. Typically, asbestos can be found in materials such as ceiling and floor tiles, heat-resistant fabrics and coatings, and roof shingles. You may also find asbestos in textured paint and patching compounds.

While asbestos can’t be directly absorbed through the skin—the fibers are too big—skin contact can still produce symptoms. Contact dermatitis can flare up in sensitive individuals but in most cases, the danger from asbestos comes from inhaling the fibers, or dust, that is produced when asbestos is disturbed. If you touch asbestos by accident, immediately wash yourself and your clothes.
