"I recently purchased a foreclosure which tested with elevated levels of Radon during the home inspection. There were some companies that offered significantly less expensive solutions, but not impressed as their bids provided no information and would have been out the basement and up the side of the home which does not look very nice. Midwest Radom came out and we found a route out the basement, through the garage up through unfinished attic space, and out the roof which allowed the exit pipe to come out the roof on the backside of the home. This was actually decided upon during the initial install when we discovered the original solution presented by the estimator was not workable. They were not going to put firestop collars because I live in MO and "that is not required by code" even though I had discussed it with the owner when I first called, because I had done my homework and learned they are important and asked for them. They were going to charge more, but ended up honoring their original offer which I appreciate and feel is reasonable for some 4" PVC pipe, 2 X 2 plastic sheet, 4" radon fan, vacuum gauge, 2 fire collars, and 1 roof penetration flashing with 3-4 hours of labor with 2 technicians. They had to do a penetration from the basement to the garage and from the garage to the attic space. They pulled from an existing outlet for power for the fan and a final penetration out the roof. It took 2 trips to complete the work because it was raining or snowing the first trip they made. They charged $1005.00 for the job and took less than 4 hours to complete. They also performed a follow-up test which showed a decrease in Radon levels in the safe range. I highly recommend Midwest Radon because their price was fair for a good job done to my expectations based on industry best practices which are higher than what the state of Missouri presently requires."

"We had 3 different contractors give us estimates. One didn't even come to our house, just gave us a quote over the phone. The first two both wanted to put the pipe in the basement utility room, which would have it running up the back of the house beside our deck. Roger Dahlby looked at that location, which would have the fan between and in close proximity to a propane shutoff valve and a central air conditioner. He said that that would be a code violation, which he would know since he helped write the codes. He suggested putting it in a basement closet which ran the pipe up the back of the house, out of sight. I offered that location to the other two contractors, and they refused. Roger showed up about an hour late and forgot to bring a ladder, but otherwise did a fantastic job. The work only took about 2-1/2 hours, was very clean and neat. He explained all the details of the work he did, and explained the warranty on the work clearly. The pipe in the closet is not in the way of anything, and once the clothes were put back in we can't hear the fan noise at all. The radon reading 2 days later was down to 1.3 pCi/L, well below the EPA limit of 4. He would not accept payment until proof of mitigation. We could not be happier with the work and the extra thought and care in placement. We are very impressed with Roger and his team."

Radon Detection and Reduction questions, answered by experts

Yes, many systems include warranties for performance. Confirm terms with your installer.

Your radon fan needs to operate 24/7 to be effective. The only time the fan isn't operating is during its replacement. Radon levels in the home can increase within hours if the fan stops working or something obstructs the stack vent. Fortunately, radon systems require no downtime maintenance between fan changes.

The cost to replace a radon fan ranges from $300 to $600 for the fan itself, with installation adding an additional $200 to $500. Overall, the total cost for replacement can range from $500 to $1,100, depending on factors such as the fan model, home size, and local labor rates. If the fan is part of a larger radon mitigation system, the price may be higher.

Long-term exposure increases lung cancer risks. Prolonged homestay individuals and smokers encounter heightened vulnerability and exposure concerns.

A homeowner can install a radon mitigation system on their own. But it’s a challenging DIY that requires a lot of knowledge about radon mitigation as well as familiarity with local regulations. You do not want to risk an improper installation that leaves the system unable to detect radon or gives it a shortened life span. Relying on a professional is the surest way to guarantee a successful installation.
