"My patio had began to sink and was puddling water causing it to get worse even faster. I was terrified at what the cost was going to be to repair it. Active Poly Lift did a great job at a fair price. Very responsive and professional. During the treatment it was discovered this patio had been mud jacked and repaired before and Cody was able to fix all of it, hopefully permanently keeping my basement dry and patio level. It was an intriguing process to watch and he answered all of my questions. I would highly recommend Cody and Active Poly Lift to anyone that asks me."

"“Honest, local, and super helpful” I’m so glad I called Joel with Heartland Concrete Lifting. There was a massive void under my driveway that hadn’t cracked yet but we could literally see open space underneath —we caught it just in time. He explained everything and showed us where it was deeper than a foot, fixed it with foam, and saved me from a much more expensive repair down the road. Super honest, does great work, and just a genuinely good guy. If you’re in the area and notice settling, give him a call!"

Concrete Leveling questions, answered by experts

Charges correlate with surface size, settlement depth, and access, often yielding significant savings over concrete replacement.

Pros often use mudjacking or polyurethane foam injection to level a sunken concrete patio. Both methods lift the slab by filling voids beneath it. After properly compacting the soil beneath it to prevent future settling, the concrete may need to be removed and re-poured for severe sinking.

Mudjacking typically takes 24 to 72 hours (one to three days) to dry and cure completely before you can resume normal use. The exact time can vary depending on the size of the project. Because the slurry mixture contains cement, it must fully harden to ensure that added weight from walking, furniture, or vehicles won't shift the concrete slab. A professional contractor can advise you on when the surface is safe to use. For comparison, if you use polyjacking instead, the polyurethane foam can dry in just a few minutes, but it's best to wait about an hour before use.

On average, a mudjacking repair lasts between five and 10 years, though it can sometimes last for well beyond a decade under ideal conditions. Its longevity depends heavily on several factors, including the condition of the underlying soil, environmental conditions like freeze/thaw cycles and erosion, and whether the root cause of the sinking, such as drainage issues, is resolved. Because it doesn't always fix the underlying problem of loose soil, mudjacking is often considered a temporary solution. Proper maintenance and evaluation can help extend its lifespan.

The polyurethane used for polyjacking will expand and cure in 15 to 30 minutes. After that point, your slab will be safe to walk on and even drive on in the case of a sidewalk or concrete driveway. Double-check with your concrete lifting specialist to confirm a curing timeline, as products can differ.
