"My wife and I signed a contract with Smith Brothers Ultimate Builders in April of 2022 to build a 24 x40 foot detached garage on our property. Ron came to our home, gave us a quote on the project and we signed the contract and gave him the initial third down payment. We were told that it would take two months to get a variance approved as we needed to build within 5 feet of the property line. Two weeks later we requested a change to the height of the structure and siding, signed and paid for the change. I stayed in contact every two weeks looking for updates, and each time was told things were progressing as planned. Come to find out the variance wasnt even applied for until June of 2022, meaning the approval wouldnt happen until July 2022. Ok things happen. The day the variance was approved, I called Ron and asked when we could get started on the job, he said it would be a week or two before the permits were issued. I called back two weeks later, the start of august and was told it would be 5 weeks before they could start. Again I stayed in contact every two weeks checking for updates and was told the permits were in process and that everything was on track. The first week of Sept. I contacted Ron to find out when they would be starting the following week, and was told they were still waiting on permits. At this point I called the county and was told that they county had been waiting on them for weeks to provide information and to pay various fees to get the permits. I called Ron and told him this and he tells me they never said anything to him. Again I called the county and they tell me they have contacted Ron multiple times. Another week go by and I attemted to call and text Ron every day with not response. At this point we have zero confidence that Ron had any intention of ever completing the project, so we contacted a lawyer to attempt to recoup some of the $29,000 that was paid to Smith Brothers. It is currently Oct 31 and ZERO work has been completed."

FAQs for garage door service projects in Indianapolis, IN

Garage door repairs cost $260 on average but can range anywhere from $80 to $675. Factors such as the type of repair needed, the style of your garage door, and the material your door is made of all play a part in the final price tag.

For example, wood garage doors look beautiful but are prone to dents, splitting, and cracks that are difficult to fix. You can expect to spend an average of $200 to $300 to repair your wooden garage door. Fiberglass garage doors are more durable and less expensive to fix, averaging around $100 to $200.

The cost of replacing garage door panels is around $1,200 for the average homeowner. However, depending on a few factors, you could pay as little as $250 or as much as $3,000 or more. Considerations like panel style and the type of garage door you have all factor into what you pay.

While sectional garage doors are common among homeowners, they are often the most expensive to replace, averaging around $700 to $2,400. Tilt-up garage doors, which are the simplest door available, range from $400 to $1,400.

Annual to biannual routine garage door maintenance is vital to extending its life as much as possible. Most importantly, noticing any unusual sounds or movements and taking care of them as soon as possible is one of the best ways to maintain your garage door. Keeping the tracks clear of dirt and debris and lubricating the rollers and other moving parts twice a year will also help to get the most out of your door.

Even though garage doors can last 15 to 30 years, it’s important to recognize the signs of wear and tear or other damage that might cause the need for a repair or replacement. A big sign that your garage door needs repair or replacement is the door not opening and closing correctly, including moving slower than usual. Also, if you notice that your garage door is becoming warped or overly weathered, it’s time to call a professional to discuss your options and tips for buying a new garage door.

Garage doors generally last between 15 to 30 years, depending on many factors. Your location plays an essential role in your garage door’s lifespan—doors exposed to harsh elements like heavy rain or intense heat might not last as long as those installed in a milder climate. How often you use your garage door also factors into its overall lifespan. Generally, standard garage door springs can withstand 20,000 cycles, whereas tension springs typically last between 5,000 and 10,000.
