Plaster walls can look a little “worn” for a long time before they need replacing. The only real way to know if it needs a replacement is to hire a professional to assess the condition of the plaster.

Repairing plaster walls is almost always worthwhile. Not only will plaster repairs make your walls look new again, but repairs of minor cracks can often reinforce the plaster and help prevent the cracks from spreading and widening. It’s not a good idea to plaster over broken plaster (unless by broken you’re referring to cracked, in which case that’s perfectly fine). However, broken plaster can be a sign of a larger underlying issue like foundation damage or severe damage to the lath holding up the plaster, so it’s worth investigating before you simply plaster on top of the damage.

You can apply plaster over plaster, but before you do, check the stability of the existing plaster. If it’s been there for a while, it may require a base coat of PVA emulsion. This will make the existing plaster less porous and ensure the new and old plaster adhere properly.

Generally, your homeowner’s insurance might only cover ceiling collapses caused by problems under the coverage, such as a busted pipe. But if the ceiling collapse resulted from owner negligence, maintenance issues, or other reasons excluded by your policy, you could be on your own. Some policies might cover damages caused by the collapse but not the repair itself. Check with your policy carrier for the most accurate information regarding ceiling collapse coverage.
