Home Inspection questions, answered by experts

Radon enters your home when warm air begins to rise and exits through the roof, creating a vacuum that pulls cooler air from under the foundation. Part of that air is radon, which is an invisible, odorless gas that develops naturally when radioactive particles are deep within the ground. Those particles usually come from decaying matter in soil and rocks.

Wood-burning fireplaces typically make homeowners insurance more expensive, simply because they increase the risk for a fire in your home. Gas and electric inserts are less likely to bring up your insurance rates, but you should always speak with your agent to understand how installing any type of fireplace will affect your premiums.

In most cases, you can negotiate after a home inspection and use the issues as leverage to bring down the purchase price of a home. The only exception would be if you waived the home inspection to make your offer more appealing to the seller. In that case, you can still have a home inspection done to identify issues, but you have no recourse to make a counteroffer after you get the inspection results.

To prepare for a pre-drywall inspection, make sure to schedule the inspection before your drywall (and preferably insulation) is installed, but after all ductwork, plumbing, electrical wiring, and framing are in. You should also print a copy of your floor plan for your inspector, which they’ll use to make sure the build matches up. Lastly, try to clear the home of major obstacles (tools, large stacks of material, etc.) to allow the inspector access to the places they need to check.

Fresh baseboards can increase a home’s value because they refresh the look of your walls. This can make a good impression on buyers and potentially boost your home’s resale value. This is particularly helpful if your existing baseboards are in bad shape, which can age the look of your walls.

Consider also investing in the cost to install shoe molding for an extra-polished look that can further boost resale value.
