"They used Jack's that can be custom cut and a steel beam to support the house. The concept is really good, the execution was done very poorly, they didn't cut them long enough to raise the house enough to be level, which is what I was paying them 8000 for! So they raised it a bit and probably realized they didn't cut them long enough and called it quits. They then gave me a poor excuse of the house is too heavy to raise it more with the Jack's that they used which are meant for that, not only that but it is being supported by them right now so...... Majorly disappointed,but hey at least it's not supposed to sink any more I guess."

Underpinning a foundation is when a contractor installs deep piers under your foundation to provide support. Professionals often use this foundation repair method when the soil underneath the foundation is no longer strong enough to support the house evenly. Underpinning a foundation often comes with other repairs to tackle the source of the problem. For example, a contractor may regrade your yard around your home’s foundation to make sure water drains away from your house.

Signs of structural damage include foundation cracks, roof leaks, bouncy floors, crumbling concrete, and cracked or leaning chimneys. Structural damage can make itself apparent in various ways, and sometimes, there may not be obvious signs. Inspect your foundation and roof annually to stay ahead of potentially serious structural problems. 

Some foundation repairs are permanent, like underpinning and exterior drainage systems like the French drain. These fixes address the underlying problems—insufficient support from the soil and hydrostatic pressure on your foundation walls, respectively—so they can last for many decades, making them “lifetime fixes.” There are other solutions to address these issues that will last for up to a decade, making them temporary. These include slabjacking to raise concrete slabs back into place and dampproofing to reduce the water in the soil that interacts with the concrete foundation.

Not all cracks in the basement floor signal foundation problems. As the house settles, you’ll notice very thin hairline cracks, which you don’t need to worry about. Cracks that are 1/8 inch or wider should require sealing, while ones that are 1/2 inch or wider require leveling. However, if you have cracks in your basement floor with heaving, you should call a pro to assess the situation. Heaving can lead to uneven flooring, structural issues, and foundation problems.

Foundation repair can affect home value positively or negatively. If you address the underlying issue and hire a foundation repair contractor to complete the work—especially one that includes a warranty for the work—then your repair will likely increase your home’s value. If you fail to pull proper permits and cannot prove that a licensed expert completed the work, there’s a chance buyers will view your home in a negative light and end up offering less for your property.
