"They were conscientious of us living in a construction zone, and were quick and efficient. When there was a delay in getting a cement truck to our house, they hand mixed it instead. Moisture and rot are the largest threat to wooden fences. Stain can help your wood fence last 15 to 20 years, but only if you choose a stain with waterproofing qualities or add a sealant. Oil-based stains create a thicker moisture barrier than water-based stains, though both are mold and mildew resistant. You’ll generally need to re-stain your fence every one to eight years to get full protection.

Ideally, when you replace a fence post, you should also replace the concrete footing. The concrete bonds to your new post, creating a secure base. If you install a new post into old concrete, it won’t be as sturdy.

That said, it is possible. Sometimes the post will lift right out of the concrete. If not, you can use a high-lift car jack to try and lift the pole out of the footing. Put the new post into the same hole and backfill it with fast-setting concrete. Keep in mind, this won’t work well for metal posts.
