One of the Blackstone Exteriors representatives dropped a business card at my home a few weeks ago, and I eventually made contact with him. We discussed roofing arrangements, Blackstone agreed to do the roof for the amount of insurance settlement. It took about another 10 days, but I received a couple days notice of when the crew was to arrive. The crew of 7 workers arrived at their appointed time, immediately set out to work, stripped off the old damaged shingles, prepared the underlayment for the new shingles and a few short hours later, my roof was done. The crew cleaned up the area of scraps and hauled away the trailer full of the old damaged shingles. The only small complaint I had was that the roofing crew failed to run a magnet around my house to pick up stray nails. I had to borrow a co-worker's to get the job done. I brought this up to the company representative who then took off an amount we mutually agreed upon on the day we settled up. Overall, so far I'm very satisfied with the job. I would recommend Blackstone Exteriors to anyone interested. We signed a contract with Valley Boys that stated explicitly that the cost to re-roof the house would be X amount. Valley Boys stated in writing that any additional cost above the contracted amount would be negotiated between them and Allstate Ins. and that our only obligation was the amount reimbursed to us for the roof replacement. Allstate, using industry standards for shake shingle roof replacement, determined a fair replacement cost and this amount was paid to Valley Boys Roofing. After the work was completed Valley Boys wanted an additional several thousands dollars which the insurance company refused to pay. We contacted Valley Boys more than once during this process and were assured that our only obligation was the amount agreed to in the contract. We have that amount in writing. Allstate paid the amount owed to Valley Boys through us and which was the contracted amount we were quoted. Once Allstate refused to pay any additional money Valley Boys filed a lawsuit against us claiming we owed them the additional money which is in direct conflict with what we have in writing in our initial contract with Valley Boys. This has resulted in us having to hire an attorney to defend ourselves. Their lawsuit, in my opinion, is frivolous in nature and even if the court agrees it is costing us as much for an attorney to represent us as it would be to just hand over thousands of dollars to Valley Boy. It is my opinion, based on our experience with Valley Boys Roofing, for anyone needing roof repairs to use extreme caution when dealing with them. Get more than one bid. Allstate has been excellent in this case and we have no issue with how they have handled the claim. However, the one task you count on a general contractor for (overseeing the subcontractors) they repeatedly failed. Even now, over two years after the fact, we are finding quality control issues that are costing us money. Windows: The first year in the house there was very little rain. One storm did appear to leak through a window on the south side of the house. The general contractor did send one of his guys out, found nothing wrong and implied I left the window open, and that was the end of it. Well 2014 has been pretty wet already. Four windows have now leaked at the sill and the manufacturer's representative has determined most of the windows in the house were not installed properly. Specifically, they were not shimmed correctly and taper off in the corners, which leads to leaks. The front of the house is brick, pulling the windows out and resetting them is so expensive it cannot be done. The windows with siding exterior are not much cheaper to fix. We are left with replacing the weather stripping and hoping for the best. Electrical: Power had to be brought in from one side of the house and pulled to the other side due to the layout. Unfortunately, they did not lay the conduits before pouring the basement slab, and you can't do it after the fact. Not an issue at the time, but now we are finishing the basement and we have to frame around these two 3-inch conduits running across the entire basement. In addition, we found out the first winter the geothermal unit was not hooked up properly and we had no heat! Not to mention most of the breakers had to be replaced because they were defective - which we found out because rooms randomly tripped and lost power. Plumbing: During construction we noticed after a large storm the seal around the septic outlet through the poured foundation leaked. It was obvious, we had pictures. We notified the contractor and they supposedly fixed it. The first year in the house we had a regional drought and very little rainfall. about 18 months in, we had another big storm and it leaked again. The plumber responsible refused to respond until we threatened to go to the State Board. The plumber then called back and triumphantly declared that we were beyond one year so we have no legal case. Review on him to follow. We have to dig out the pipe on the exterior of the house and carve out all of the sealant and redo it. Those are the big money issues, but add to that forgetting to install exterior water spigots (fixed at last minute), painting the entire house the wrong color (navy blue instead of white), and a lot of other small things, this is not someone we'd hire again. I saved my pay from two tours in Iraq for a down payment on this house, and everyday I am wondering what else is going to go wrong. I miss my tent in he desert. But Mike came within hours of my call, from the next county over. He did not ask for a trip charge. He had to replace other pipes as we began trying them out after the leak I reported was repaired. The house had been closed down for years, so I understood why several had broken from freezing. I would have paid just about anything, but he only charged $145. The crawl space he had to go clear through was very unpleasant, but he is just the nicest guy and quite professional. He would not remark on the dirt and cobwebs. He proceeded after testing the water to light the gas water heater without being asked. I just can't say what a pure joy it is in 90-degree weather to have someone nice care that I was going without running water, do a perfect job (replaced pipes are holding up fine), and then not overcharge me. God Bless that man. FAQs for basement leak repair projects in Logan, IA
The cost to finish a basement is $18,400 for the average homeowner. However, this cost could be as little as $2,800 or as much as $34,500, depending on the basement size and the materials needed. If your basement is already outfitted with electrical and plumbing, expect the cost to fall on the lower end.
For example, the drywall cost for this project averages around $1,750, but other features, like hiring a plumber, cost between $45 and $200 per hour.
The cost to remodel a basement is between $12,100 and $33,400 for the average homeowner. The price you pay can be as little as $3,500 or as much as $50,200, depending on the size and condition of your basement and the type of remodel you're doing.
If you're doing a simple project like adding a home office to your basement, you can expect to pay anywhere from $500 to $3,000. However, if you're adding a bathroom, which is an extensive project, you can expect to pay between $6,600 to $16,500.
Damp proofing and waterproofing are both methods to help keep your basement dry. Damp proofing keeps soil moisture from entering your basement, which is helpful since your basement is underground. Waterproofing, however, keeps both soil moisture and liquid water out of the basement, which is essential, especially if you live in a wet environment. Because it’s more protective, waterproofing typically costs more than damp proofing.
Although homeowners often use the terms basement remodeling and basement finishing interchangeably, they are quite different terms.
Finishing a basement is the process of taking a basement space that is not habitable and adding elements to make it usable. This includes adding plumbing, flooring, and insulation.
Remodeling a basement means taking an already existing finished basement and changing it, often by adding or removing walls, adding plumbing, or changing the existing flooring.
The cost of basement waterproofing is $4,950 for the average homeowner. However, you could end up paying between $600 and $14,000, depending on factors like basement size, waterproofing method, and the region you live in.
If you live in an area with heavy rainfall, you might be paying more for waterproofing than if you lived somewhere drier since waterproofing contractors would be in high demand. Likewise, a 500-foot basement costs between $2,500and $5,000 to waterproof, but that price rises significantly for a larger basement.
