"Hired to do valuation of a manufactured home - not on land. Gave appraisal comparison properties included land. therefore not an accurate valuation. Thought salesperson understood nuance. "

Trophy Point Realty Group was founded by Wynn Martin & Pat Wilver, two veterans on a mission to bring fairness, creativity, & indomitable spirit to every real estate transaction. Our team wants to put their values, experience, & network as successful Savannah-area real estate agents to work for you. We're not just real estate agents. We live real estate, & invest our own money here in Savannah. From fix-and-flip renovations to multi-family rental properties, Trophy Point Realty agents have walked the walk. Wynn & Pat both served in the Third Infantry Division at Fort Stewart. From PCS moves to VA loans, they've been there & done that. Let us cover your house during your move, so you can focus on what really matters.

"Kelly Duncan at Trophy Point Realty Group helped us purchase our first home in Savannah, GA. Because we are a military family moving to the area, we needed someone who knew the area well and could guide us through the entire home buying process. During our first conversation, Kelly talked us through the process and ensured we understood what out-of-pocket costs we should expect. She then provided recommendations for mortgage companies (we ended up with a great rate) and set up our search criteria so we could start to understand the market. About a week before our house hunting trip, she started coordinating house showings for properties we were interested in. Because of her connections in the area, she was able to find us a property that fit our criteria and we were under contract before it even hit the market! She expertly dealt with the seller and was even able to have them pay for some of our closing costs (almost unheard of in this market). After closing, she’s been able to provide recommendations for local contractors and service providers, making our transition to the area seamless. We couldn’t have asked for a better realtor and highly recommend Kelly and Trophy Point Realty Group to anyone in the Savannah area."

Trisha Cook is a REALTOR®/Investor of Keller Williams Realty Westside and Internet Marketing Specialist licensed in both Georgia and South Carolina.

"My experience with this realty company was by far the most subpar and unprofessional experience I have had in the home market. I was the buyer and the seller was a client of Trisha Cook. Trisha and her husband (co-listers) were very condescending and discriminatory throughout the process - status, career success, and racial bias seemed all to be factors contributing to their less-than demeanor. Contact was made by Trisha throughout the time the counteroffer was made through close with underlying tones and statements of I should look at other properties because she was “sure I wasn’t going to be able to close on this one.” (My financial information was never provided to her and her team for her to have such an opinion. Sly statements and snide remarks made throughout confirmed her discriminatory stance of the aforementioned. The counteroffer was not honoured (the seller was to have some tasks completed by a professional and receipts were to be furnished); however, no receipts were ever provided and it was evident the work was never done. When I arrived to the property immediately after close, I was taken aback that the property was nowhere near secure. The front door was wide open (not locked or at the very least closed, but propped open to 90 degree angle), the door from garage to inside of the property was also open (cracked), as well as the back door (cracked). With no professional team there to complete tasks agreed to in our counteroffer, and the previous tenants having moved out months prior, the only individuals with access to the property was Trisha, her husband, and the rest of the office (if property keys were maintained there), so they were the only individuals who could be responsible for such ridiculousness. I contacted Trisha to inform her of the state my now property was turned over to me, she proceeded to say I left the property that way (which is impossible seeing as how I did not acquire keys until after close and had no access to the property .. was even refused a walk thru prior to close), and began the gaslighting tactic of playing victim stating I was being mean by even addressing my concerns of the receipts not being furnished and my property left unsecured stating that it was torture to have to address these things because her grandmother was sick/dying. I’m an understanding person and I empathize; however, personal is personal and business is business. I only contacted to discuss business. She went further on to lie stating the tasks were completed by professionals but she “lost the receipts” and “doesn’t have time to look for them.” I asked her to reach out to the sellers to provide the company names and I’ll contact the companies myself to verify the work. She refused with racial statements of “you people are trying to get over.” I would absolutely NOT recommend this company to anyone!! As a person, a Spouse and Parent, and a proud ServiceMember of 17+ years, I am absolutely disgusted in their lack - and refusal - of professionalism and common decency. This company is a scam and is in severe need of ethics training. I left a review on google and Trisha immediately texted me accusing me of slander and defamation. She went on to deflect from accountability and lie on me stating things that did not happen the way she is trying to paint it, if at all."

Yes, if you maintain and clean your skylights often, they will undoubtedly add value to your home. With the right frame material and glazing material for your climate, a skylight is attractive to buyers because it increases natural light and helps to reduce energy bills. With both aesthetic and monetary bonuses, skylights are a no-brainer for many people.

The difference between a mobile home and a trailer home is primarily between construction standards and usage. Mobile homes built after 1976 meet HUD safety regulations, offering more durability and livability. Trailer homes, an older term, often refer to smaller, lightweight units primarily designed for temporary travel or camping.

If you are trying to sell a home with asbestos siding, most jurisdictions force you to disclose this in official documentation about the home. Some potential buyers may not want to purchase a home with asbestos siding, which could negatively affect their health if the siding becomes disturbed. However, as long as the siding is in good condition, some buyers may not see it as a disadvantage. You could take on the cost to replace asbestos siding if you have concerns over this material affecting your home’s resale value.

A home inspection evaluates the property visually to determine whether there are any structural problems that the current homeowner must repair before selling. A home appraisal is a thorough evaluation of the property and its surrounding area to determine its current market value, which informs homeowners of the value of their home to help set the asking price. The appraisal will guide the mortgage company’s lending decision.

Adding a wine cellar, wine cave, or customized wine storage of any kind to your property can add significant value if you eventually decide to put it on the market. Even if some prospective buyers are not wine drinkers themselves, having a wine cellar or wine cave makes the property more desirable overall.
