"My first interaction started kind of with suspicion, but I relied on good ratings on this site and other sites. Now after the house is complete I should have looked around how to spend over 700 k. They hired subcontractors from the very cheapest spectrum but billed me as if they hired the most expensive specialists. I had overages in most categories without any proof. The builder trend communication they use is confusing, slow and serves the builders interest only, they can edit it anytime too. So if you get quotes from Southernwood do not be happy, the price at closing would magically increase by many many thousands. My basement is already cracked as well as my driveway and I did not even move in yet. I have no water pressure despite spending over 20 grand on upgrading the well and having 70+ psi at well with 3hp motor and 100gallon per min supply. Blame game is ongoing. Too many flies in the ointment. I am sharing for you to make a more informed decision I wish I had. My next step with them will most likely be BBB, then complaint with the Consumer Protection then litigating. I am ready to spend another 15 grand on a lawyer."

I am sorry if you are not at that place yet but I can't help you in this market. It is very difficult to build a new home with 1500 sq ft or more for less.
