"The representative viewed the spot on the ceiling to determine the approximate location of the leak on the exterior roof. Using his ladder, he walked the roof area briefly, came down and explained that the roof was showing significant signs of wear indicating the roof was probably beyond it life-cycle (20 years). Having owned the house for the past 20 years, I knew the roof was now approximately 22 years old. He indicated water appeared to be getting under the shingles in the valley on the roof. He pointed to signs of and quot;cuppingand quot; of the shingles as signs of end-of-life of the shingles.
I was quoted a price for repair of the roof. They would remove a section of the shingles and install new shingles where it was believed to be leaking. He also gave me a guesstimate on replacement of the roof on the main house (less the connecting carport that had been added within the last 10 years) with architectural shingles that have a 30 year warranty. I received a written estimate for the repairs. He pointed out that due to the age of the roof, if I chose to repair the leak area only, I could be faced with another leak and replacement.
I was underwhelmed with the professionalism of the quote. He did not measure anything and pointing to areas on the roof did not reassure me of the condition of the roof. His experience likely contributed to his confidence in his quote but it did not convince me.
I got a second estimate from another company who honestly stated they could repair just the apparent leak in the roof valley but they could not warranty such repairs. The competitor took pictures of the roof and was able to show me actually broken shingles and damage. The competitor's price quote was for the same 30 years shingles to replace the entire roof including the carport and was over $1,000 less. I got more for less.
