"We hired Marcus at MAJ Engineering to design a new tiny home model we had in mind. He created a floorplan and a 3D animated rendering of the new model. Very impressive! He's highly recommended."

"I got a referral from Angi; for an architect. I contacted OMJ Architects, Oscar Torres and we discussed my project. I sent photos and we corresponded via text and ; email. I contacted two other companies and the difference in pricing was astronomical in comparison to what OMJ Architect" quoted me. I contacted him weeks later, and he scheduled a Site Tech to visit whereas, he took more photos and measured the inside and outside of my house for my new deck. Oscar kept in constant contact with me while he reviewed the plans, for changes and discrepancies (if any). He emailed the completed engineered drawings for submission to the Building Division. There was a discrepancy based on the setback requirements due to my 2010 survey being too old. The adjustments were made without an additional fee. I resubmitted the drawings & I got my permit... Hire him immediately!!"

"I am having a full master bath and kitchen remodel done with new layouts in both rooms and knocking out a wall. Evolution worked with me to quickly get a drawing done of the new layouts so that the contractor could get started on the project. They made sure to include me in the process so that the design would be done exactly as my wife and I envisioned. They communicated effectively throughout the process and were always courteous and professional. I recommend them to anyone with drafting needs."

Structural Engineering questions, answered by experts

You need to hire a structural engineer when building or modifying any component with a structural load in your home. Common situations where you would need a structural engineer include home inspections when buying or selling a home, investigating possible issues with your foundation, beams, load-bearing walls, or chimneys, breaking ground on a new home or structure on your property, and renovating an old part of your home that could threaten any structural integrity. Home additions and bump-outs also require an engineer.

Any issue that affects the structural integrity or soundness of a home is considered a structural issue. In addition to foundation cracks, other signs of structural issues include roof leaks, bowing walls, sloping floors, gaps around windows and doors, and more.

The 10 10 rule describes the formula most contractors use to determine how much to charge for a job. Allowing for 10% overhead above the total projected cost to do the work and 10% profit sets a contractor up for success, even if there are delays or other problems on the project. This formula isn’t a hard-and-fast rule, but it is a ballpark figure to begin with when estimating your expenses on a job.

A few hours for inspection, with a detailed report following in a week.

The primary reason homes have crawl spaces is so the foundation can reach down below the frost line to avoid dangerous soil movement and structural damage when the ground freezes. They’re more popular in colder climates where the ground freezes down to a few feet, and slabs are most popular in warmer areas where there is no frost line. Crawl spaces also provide a space for utility lines to run where they’re at less of a risk of freezing.
