"I contacted 2 companies on Thursday, as we noticed a sagging in the ceiling. The ceiling fell in at 4:30 am on Friday. At 8am Friday, I got a phone call from Suncoast. Jeff came out later that day & we had an emailed estimate that weekend. Jeff, Dana & the crew did a great job. Very quick & efficient & very clean. They removed all the debris & the new ceiling was up and painted in 3 days."

"All the staff from the office to the field people were friendly, professional, simply top notch, and kept us informed at every step of
the process.  The sales rep demonstrated the product in our home and gave us a variety of options to fit our needs. When the plans for the walls and windows were drawn up for our approval, two options were included.
Two workmen removed the walls and ceiling from the old screen room in one day.
Our existing cement slab needed to be leveled and capped  since the floor had a downward pitch from the old screen room. The workman that put in the new forms and poured the floor was meticulous throughout the process. He came back at about 9 PM to put the final smooth finish on the new floor surface. The floor surface looks so smooth we are thinking of just painting it. The new lanai is 19 feet by 10 feet and is attached to the rear of the house.
The walls, windows and ceiling were Temo products. We looked at three contractors and felt this was a superior product. It was the most expensive but then the walls were 3 inches thick as well as the ceiling. Temo is a customizable product that allowed us to have a transom window above the sliding windows in the walls to let more light into the room. Other products did not allow us to do this. The door was a single pane with no screen available.
The first thing installed was a frame attached to the cement floor. The wall units were placed into this. After the building inspection for proper frame attachment to the floor (lag bolts), the walls and ceiling went up the next day in short order. The same two workmen put the room together in only two days. All corners and gaps were caulked. The eave ventilation in the roof  line of the lanai area was also covered at no cost to us giving it a more finished look. (Our room was attached to the existing roof line. We did not cut back into the roof.)
Wiring for a fan was installed in the center of the ceiling in a wiring channel. We will install this at a later time. No additional
electrical outlets were installed but a wire chase at the base of the walls runs around the entire room allows for any future electrical service upgrading. The downspouts attached to the integrated gutter system were over-sized, an excellent feature for FL downpours.
We are very pleased with the room and enjoy the room for many hours every day. It has expanded our living and entertaining space.

"My wife and I purchased a 1987 home with a horrible floor plan and a kitchen that would require a complete tear-out. The kitchen walls were angled with jogs, drop ceiling and loose floor tiles. We knew that walls and drop ceiling had to be removed making the lanai part of the main living area. After much research, we contacted S&W Kitchens of Tampa and met with Lacie Rice. Lacie was a delight to work with. She was knowledgeable about the process and very attentive to our needs. Her ideas and design expertise created an awesome floor plan and a fabulous kitchen. Joe was a perfectionist with the installation of our beautiful kitchen cabinets topped with crown moldings. A large island was created with a space for a beverage fridge that my wife and Lacie talked me into, and they were right :). Daniel Neris of S&W Kitchens oversaw the contractors during construction and both Lacie and Daniel went above and beyond to ensure the workmanship met the high quality standards promised by S&W Kitchens. Thank you Lacie and Danial for a job professionally well done."

"The men that they sent out to do the work were great. The did an excellent job. The only issue we had was the salesman that did the initial review and estimating miss measured the ceiling panel and told us the side trim should reach to a door jamb next to the shower. But when the installer arrived, we were told that the ceiling panel would not fit, and the side panel only went 2" around the corner and the drywall would have to be finished the rest of the way to the door jamb. The owner reimbursed us for the ceiling panel. Shower looks great we had excellent service."

"It was a pleasure working with 5 Star Quality Construction Inc and they truly live up to their name 5 Star Quality. After purchasing a new property in Hillsborough County; i needed some finish carpentry work completed. Craig, with 5 Star; promptly bid the job out and placed me on their schedule to have work commence. I needed crown molding’s installed throughout the first floor, in addition to some cabinet crown moldings installed. 5 Star was able to complete the job up to my standards in a timely matter. I would recommend them to any property owner and wouldn’t hesitate to hire them again."

"We hired Arce Remodeling through Angi to demo and replace our dropped ceiling in the kitchen. It was an antiquated rectangle in our kitchen with plexiglass panels bent upward with fan in the middle. Arce professionals made numerous suggestions that we agreed to implement. In particular they recommended a herring bone design in the top which came out specular. They also installed four can lights as recommended and they provide plenty of light along with a second option of amber low light feature. Additionally they installed a new ceiling fan. The amber low light of the can lights along with the new ceiling fan is beautiful. Painters then came in the applied two different coats the project. The result was beyond our exceptions. All of the workers were professional, on time and cleaned up after themselves. Jesse the president stayed in contact with us throughout the entire project. All work was done within the quoted price and payment was available through a web portal. We highly recommend them and would definitely use again."

Popcorn Ceilings questions, answered by experts

In most cases, it is worth removing popcorn ceilings because they are considered outdated and can make a home more difficult to sell. Buyers typically prefer a smooth, modern finish, so removing the texture can increase a home's value and appeal. The necessity can sometimes depend on the housing market; in a competitive market, buyers may be more willing to overlook minor renovations. The most critical factor is the potential presence of asbestos, which is common in older popcorn ceilings and poses a significant health hazard if the material deteriorates. If you know your ceiling contains asbestos, you are required to disclose this when selling, which can be a major deterrent for buyers. In this situation, it is highly recommended to have a professional remove or encapsulate the ceiling to resolve the issue before it impacts the sale.

It is often less expensive to cover a popcorn ceiling instead of removing it. Installing drywall costs $1.50 to $3 per square foot, whereas popcorn ceiling removal averages $7 per square foot. Another option may be installing beadboard panels over top, giving your ceiling a fresh and modern look.

Under the right circumstances, removing your popcorn ceiling can have a favorable ROI exceeding 80%. The ROI depends on several factors, such as the size of your ceiling, where the texture is located in your home, the state of the housing market, and whether the ceiling contains asbestos.

If your popcorn ceiling has noticeable cracks, you may want to have it checked by a professional before cleaning it. Adding any moisture or disturbing the ceiling may worsen the cracks, so find out if your ceiling needs to be repaired by a local contractor before cleaning.

When steaming falls short, consider utilizing a commercial texture remover tailored for popcorn ceiling removal. Adhere closely to the manufacturer's guidelines and conduct a preliminary test in an inconspicuous spot to verify compatibility with your ceiling. This specialized product offers an alternative solution for stubborn texture removal, potentially streamlining the process while safeguarding the integrity of your ceiling surface. Remember, products like these may be high-VOC, so wear protective gear.
