"Designer Lifestyles transformed our master bathroom, and bedroom flooring beautifully. We now have a beautiful new vanity, shower, freestanding tub, & flooring. Felipe Almodoval was the key employee at Designer Lifestyles that helped us unlock our vision. He set everything in motion, and knows how to listen to the customer. He was very involved in our project from beginning to end. As in any construction project there will be bumps along the way. With Felipe's constant involvement, those bumps smoothed out nicely. We can't wait to decorate our two new spaces. We will enjoy these two rooms for many years to come. We will trust this company to do our next project when we are ready for it!"

"KBM Builders did a James Hardie lap siding installation for me. They are awesome in that they work quickly, efficiently, cleanly, did an overall fantastic job with no problems, and their end of project clean -up was also done superbly."

"I was very impressed with Sentri Homes - their customer service was excellent. They sent a subcontractor to install some vinyl laminate in my bathroom and he ended up getting glue all over the carpet in our bedroom. The sub ended up ghosting both me and Sentri, leaving me stuck with a ruined carpet. Sentri stuck with me for over a month to get the carpet replaced with the identical original and to get the vinyl job 100% completed. The carpet was a Home Depot exclusive and Sentri handled everything with them. I will be using Sentri for a much bigger renovation I have coming up soon, because I know that they will make sure everything gets done right no matter what problems come up. The vinyl looks great too."

"Let me start off by saying I met Jim Siebenaler after reading his profile on Angie?s list and contacting him about my project. My
opinion is that Jim is a genuinely good person and someone you can depend upon to get your project done to your specifications. He will show up when he says he will show up, he will complete the job you give him and he will not charge you for extra things to jack up your bill. In short I will testify that Jim Siebenaler is a professional that will work with you.

Here?s some background, I needed a general contractor for an extensive home remodeling project that included having a new well drilled, new septic installed, flooring, plumbing, framing/sheetrock and extensive electrical work. The loan I received required the use of an independent general contractor and I had zero experience.

So, I turned to Angie?s list for help. I reviewed the listings and narrowed it down to 7 or 8 contractors based on user comments & rates and proceeded to contact each by phone. I was somewhat awkward with my explanation of what I was looking for and all of the bigger outfits told me they were not interested, in spite of this being ultimately a $66,000 project (Jim's portion of the bill was about $30,000). Jim Siebenaler responded back to me 1 hour after I left a message and met me at my home that night at 8:00 when I got home from work. Right from the start Jim helped me to scope out exactly what we needed to get done and sort out the sequence in which the tasks had to be completed.

The loan was a 203K HUD loan which translates into a nightmare of paperwork, mutiple signatures and delayed draws which meant Jim had to display patience and trust in the process. Jim was a professional at all times, if Jim said he was going to complete this phase of the project on a particular day it would get done. If Jim said it was going to be this much money, that?s how much it was. When we had a problem with the plumber?s installation of a piece of junk water heater, Jim addressed the problem removed the cost of both the work and the water heater and resolved the issue on our behalf.

As a first time Angie?s list user I hired Jim on good faith after our first meeting and I would encourage anyone else to do the same or contact me and I will be happy to provide more information about this experience. As a matter of fact I have already asked Jim to provide me with an estimate for upgrading my previous house to meet rental code. From here on out I have my contractor for my projects big and small.

Custom Home Builders questions, answered by experts

Homeowners frequently underestimate the complex, overlapping permit timelines required for home building in FL. Many people overlook the strict hurricane wind load requirements that dictate structural framing and roof connections. Seasonal construction delays from summer thunderstorms routinely impact project schedules. You must also account for potential soil remediation needs, utility infrastructure limitations, and strict septic system regulations when planning your timeline and scope of work.

Helpful?

Older properties in Saint Augustine often feature outdated foundations, undersized electrical panels, and missing hurricane straps that complicate home building. Check if your property sits in a designated flood zone, which triggers strict elevation requirements for substantial improvements. Uneven floors indicate poor soil conditions that require foundation remediation. Narrow lots, protected wetlands, and strict historic district rules dictate exactly where and how you build additions.

Helpful?

Always retain your Certificate of Occupancy, as this legal document confirms your home building project meets all current codes. Keep copies of all issued permits, approved construction plans, and passed inspection records. For properties in Saint Augustine flood zones, save your updated flood elevation certificate. File away any environmental permits, historic review board approvals, soil reports, and contractor warranty documents to protect your property long-term.

Helpful?

Completing home building upgrades significantly improves your resilience to intense FL heat and humidity. Modern insulation, tight air sealing, and advanced moisture barriers directly reduce indoor humidity and prevent mold growth. Upgrading to current wind standards provides essential hurricane preparedness and structural safety. Elevating mechanical systems reduces flood damage risk, while proper ventilation systems drastically improve your daily indoor air quality and overall comfort.

Helpful?

Evaluators closely examine soil conditions, as Saint Augustine features sandy soils and shallow water tables that require specific foundation designs. Professionals scrutinize flood zones and base flood elevations to determine required finished floor heights. Assessors also review lot setbacks, protected tree canopies, and strict stormwater drainage requirements. If your property sits in the historic district, expect additional reviews for design compatibility before starting any home building project.
