Customers say: True professional

"Could not have gone better !!! Really. Luis initially provided design ideas. Luis knocked out a full set of Plans in record time. Then, throughout the construction project, Luis identified qualified subcontractors who actually show up when they say they will show up. Luis provided construction supervision services to assure the subcontractors provided quality products and quality services. There are lots of architects capable of using software to create mundane plans. Luis, has a Master's Degree in Architecture and it shows. Luis' background includes supervising the work of other architects and identifying their mistakes. Luis is at heart an artist, with the skill set of a world renown architect. He has actually built homes and knows how to value engineer to keep costs within a budget. This company is so impressive, I already hired them for a second project - the renovation of an old home for a flip. You get what you pay for. Any architect can hand a set of plans to a client and wish the client good luck. Luis is there to hold the client's hand, and save the client money, from the conceptual beginnings, until the final permit and punch list are completed."

Structural Engineering questions, answered by experts

A freestanding brick wall that's only one brick thick can usually stand six to eight feet high. If you need a higher wall, it should be at least two bricks thick for adequate stability, and it might require a footing to support the added weight. Additionally, some areas have regulations and codes dictating how high a brick wall can be, so check with local code enforcers to ensure your proposed wall complies with any regulations.

First, most contractors will have a structural engineer create a report and plan for your project to ensure it’s safe to cut into the load-bearing wall. The contractor will then excavate around the wall, if necessary, measure the opening—allowing for additional space to fit and level the door, and then cut the doorway out. They will likely install a steel lintel as a header over the door for support. Once the doorway is cut out, they’ll demolish the concrete using sledge hammers and masonry chisels, clean up the surrounding concrete, and seal around the door with masonry mortar.

By careful planning and reinforcement to maintain structural integrity.

The depth of any foundation style depends on your climate and how deep the frost line is, as building code requires that the footers of a foundation—which are built into a monolithic slab—sit at least a foot below the frost line. At the southern tip of Florida, for example, a monolithic slab foundation would only need to sit 12 inches under the soil at the widest parts. On some parts of the Canadian border, the frost line is 100 inches, which would mean a minimum of 112 inches, which is prohibitively deep for a monolithic slab.

Most lenders and homeowner’s insurance companies don’t mandate a structural engineer’s inspection, so in most cases, it’s not required. However, it’s a good idea to have one done anyway to ensure you know what you’re buying. You can use the report to carry out repairs after closing or even to negotiate the sale price before closing.
