"I hired Ray to give me an objective value of the property I was buying. When he sent me the report I just about died. It was lower than my offer. After a very sleepless night I put together a counter offer that was accepted!! Lesson: put appraisal in your contract as a contingency, hire an certified appraiser like Ray and don't be afraid to renegotiate if necessary."
