"We had an excellent experience with Designer Lifestyles. On the sales end Jon was low pressure and made some suggestions that turned out to be highlights of the remodeling job. On the construction end, Tommy and crew were hard workers who produced quality workmanship. They respected our house (and us) and left it clean at the end of each day. We love the new look of our house, like our home only much more attractive. We would definitely use DL again if the need arises."

"Troy has handled 3 commercial projects for me over the last 3 years. Most recently a restaurant remodel project that came in under budget and finished early. The work was done to spec and without any real issues. Can't recommend them enough."

Customers say: Quick response

"Southern Concepts Contracting did a fantastic job on every aspect of the renovation! The owner, Zeke Stewart, and his employees were professional and reliable. Zeke was very helpful with the design work as well as the product selections. I liked that he prepared a very thorough quote (there were no surprises midway through the project!) and they completed the work in the agreed-upon timeframe. SCC has completed several home renovation projects/repairs for me, each time exceeding my expectations. I am also in the real estate business and I have recommended SCC to several clients. I have heard nothing but rave reviews from each of them."

"Jim was very prompt and seemed responsive. He is a nice guy who works hard.  He started the work when he said he would and kept it on schedule in spite of some difficult weather.   His brother worked with him the first few days, but after that he did all of the work himself.
Unfortunately, the work does not look as professional as I had hoped.  Some of the wood is not cut straight, edges are not smooth, and there are many gaps between boards.
As the work got toward completion I told him of my concern that the workmanship was not good.  Jim said he would get it all fixed up at the end.  He filled some gaps with wood filler and sanded them, but did not finish due to rain.  The filled and sanded joints still look sloppy.  Unfortunately, these joints are right in front of the kitchen window, where we see them all the time.
Jim said he has a lifetime guarantee on his work and will come back to finish this up.  I hope he will.
Another builder told me that the structural work on the deck is very good, even "overbuilt," which I was glad to hear.

Update: Jim came back and relaid some of the boards on the deck and it looks much better! I would definitely hire him again.

Update:  The second summer after Jim built the deck I stained it myself, so I got a close look at the workmanship. Many boards were split by nailing, decking is not spaced uniformly, and  joints are not well fitted. "

"I highly recommend Greg Luebbe and Total Home Roofing. We loved our neighbor's new roof and inquired with her to find out who did the work. She said Total Home Roofing did two of her three daycare buildings. She said Greg Luebbe was her salesman. Greg came over to the house and was very nice and helpful. He not only gave us a thorough presentation, and a great price, he got up on our steep roof and tarped over the missing shingles to prevent leaking until they could install the roof. The roof was installed exactly one week after he sold us. My husband and I are very pleased with the whole experience!"

"We are very happy with our new countertops. They look great. Jamie and his team did an excellent job from beginning to end. And even stayed late to finish it up due to us leaving for vacation. The customer service was top notch and I would highly recommend them. Thank you Jamie and crew."

"We have been working with Gifford Homes for approximately 3 months building a new home. We have been very impressed with each staff member that has worked with us along the way. They are all very knowledgeable and do their best to save you money throughout the process of building your home which is not the case with many other builders. They have been very transparent throughout the process as well, as the current pandemic has made building a more difficult process than normal. We greatly appreciate this and look forward to continuing to work with them as we finalize our plans."

Home Building FAQs, answered by experts

Yes, you can finance new construction, though the process often requires a different type of loan than one for an existing property. There are several financing options available:

  • Construction-to-Permanent Loan: This is a common option where a single loan covers the building costs and then converts into a traditional mortgage once construction is complete and you move in.

  • Construction Loan (Stand-Alone): This type of loan provides funding only for the duration of the construction project. Once the house is built, you will need to pay the loan in full, typically by securing a separate, standard mortgage.

  • Builder Financing: Some custom homebuilders offer their own financing options, which may only require a down payment to begin the building process.

  • Bridge Loan: This can be a useful short-term loan to fund your new construction while you are in the process of selling your old home.

  • Home Equity Options: If you are building a second home, you might be able to use a home equity line of credit (HELOC) or a cash-out refinance on your current property.

It's also important to be aware that some lenders may have restrictions on financing for DIY house builds, so be sure to verify that you can secure financing before starting your project.

While it’s never too early to start planning for a major home improvement project like a home addition, give yourself at least a month or two to plan and design your addition, find a contractor, and get the permits in order. For larger projects like a second-story addition that require designing with an architect, plan on three to four months of preparation.

A construction-to-permanent loan is the most common type of mortgage used to finance a house teardown and rebuild. These loans include financing for construction costs and convert to a long-term mortgage once construction is complete. Check the terms of the loan closely before beginning work—there are often restrictions requiring you to use licensed contractors for all work.

In most cases, you should get an architect before you hire a builder. An architect will be the one to draw up formal plans for your project, including guidelines and even material lists for your builder to follow during construction. Many architects can even help you find builders, choose one for your project, and negotiate prices. Some are also willing to act as project managers throughout the process, working closely with a builder from start to finish.

The most significant expense when building a barndominium is constructing the metal shell, which includes the roof, doors, and windows. Additional exterior components impacting the overall cost include metal siding and the concrete foundation.
