"I am a realtor out of Jacksonville Florida. I had a seller that needed an appraisal quickly for a sale. Atlantic Surveyors not only completed the survey but my customer was so pleased she wanted to make sure I gave a positive feedback about her experience. From my prospective (realtor view) Atlantic surveyors squeezed this survey into their packed schedule when the original surveyor could have made a couple of minor changes to the original survey and spent far less time at the property to complete the survey. In this situation the home buyer actually personally knew the original surveyors and they still wouldn’t complete the survey in time for the closing!! Talk about communication, Atlantic surveyors contacted me quickly and backed up their words with action. I wish Atlantic surveyors was in Jacksonville Florida because I wouldn’t use any other surveyor. If you have a chance to use Atlantic surveyors don’t hesitate to use them. I’m a stickler for customer service and they went far beyond that. From the sellers prospective the surveyor showed up on time and walked them through every aspect of their property lines. From the old boundaries to the new boundaries the surveyor was very patient and professional ensuring to document everything!! Land survey reports have a boatload of information relevant to several scenarios. Here are the types of information contained with a survey, though it depends on your chosen type of land survey. Soil testers and licensed excavators are often the professionals you hire if you need a perc test. In some cases, structural engineers will also be able to conduct the test for you. In many municipalities, you’ll need your professional on-site to dig and fill the holes with water, as well as a representative from your local building department or health department. That representative is the individual who will determine whether your test passes or fails.

If you or your mortgage lender think your land survey needs to be more accurate, double-check the survey report and get at least a second opinion from the original surveyor and an inspector, if possible. Although it’s unlikely, even reputable surveying companies can make mistakes. An inaccurate survey can cause problems down the road in the case of any property line disputes, so it’s best to resolve any inaccuracies as quickly as possible.

This is fairly rare, but sometimes the local government or a group like a historical society will label a tree as a landmark, or historical item. These designations almost always come with a small, on-site plaque for identification, but you should also be able to look up protected trees in your area on a city website or similar list. If the tree in question is a landmark, call your local government and ask how to proceed before making any plans.

Land surveys don’t technically expire. They do serve as a point of reference and a snapshot of your property, though, so as soon as you make changes to your property (and even if your neighbor makes certain changes to theirs), your existing land survey becomes inaccurate, and a new one must be done. Even if you don’t make any changes to your property, many states only guarantee the accuracy of a land survey for five to ten years.
