"Luis was on time, cleaned everything up, and worked steadily. The concrete was shaped perfectly, smooth and texture matched the rest of the sidewalk. The concrete color didn't match as well as it might have but it never does, so 5 stars."

"The house was recently purchased. It's over 150 years old and had been neglected for quite a long time. The building inspector listed pointing as the most urgent exterior repair. The house is not large but the amount of repair and pointing was extensive. Quinn Brothers was selected for the work from a short list of competitors whose cost estimates were similar. Quinn Brothers was selected because Patrick Quinn spent the most time familiarizing himself with the project and making suggestions about options. The quality of work Quinn Brothers did is top-notch. The crew worked steadily and the job was completed in the timeframe promised. Communications were excellent throughout the project, with prompt notices from Patrick about how the job was progressing and prompt responses to my texts. More masonry work is needed at the house and Quinn Brothers will be doing that work, too."

"We had known about this problem for some time and had also had a structural engineer evaluate our situation.  We may be putting our house up for sale soon and decided it was finally time to get the wall fixed.  Armed with my own research and the engineers evaluation, we searched for a contractor to perform the work we knew we needed to have done.  Upon contacting Foundation Experts, Larry got back to me very quickly and we set up an appointment for him to inspect the wall.  He was VERY thorough in explaining what needed to be done to stabilize the wall to prevent any further movement/damage.  He said we should have the wall "pinned".  He quoted us $4000 to do the whole job (10 pins along a roughly 25ft. long wall).  They also designed the system so that the re-bar would pass through the top course of block and attach to the house sill plate above the wall to help lock it in place.
The price was on par with most other estimates (slightly cheaper actually), but we decided to go with Foundation Experts mostly because they were very thorough with their evaluation, were honest (I was armed with a lot of info about our situation and felt very confident that what he proposed to do was exactly what needed to be done) and they did not pressure us at all.  I also really liked the fact that they routinely work with engineers and felt that they had a better grasp on executing the work over other contractors we contacted.  They also will work with the township if permits are needed.
We scheduled for the work to start the following week.  Their team took about 2 days to do the work.  They were very professional and did not make a mess at all.  They put plastic up to prevent concrete dust from getting everywhere in the basement and cleaned up thoroughly.  Larry was present during the bulk of the work and made sure that everything went smoothly.  They even worked with us on the payment method.  He made it very clear if we have any issues/concerns or questions to call them anytime.  He also stressed that if we sell the house and potential buyers have any questions/concerns to contact him and they will work with us as best they can.
The wall is now fixed and my wife and I feel better knowing that our wall won't come crashing down during then next heavy rain!  We also feel better knowing that we won't have to worry about foundation issues coming up if/when we sell our house.  All in all, it was a great experience!

Concrete Leveling questions, answered by experts

A common mistake with concrete leveling in Newark is ignoring underlying drainage problems before starting work. Homeowners also frequently fail to call 811 to locate utility lines or disregard New Castle County permit requirements for extensive projects. Scheduling work during Delaware's wet season (November-March) is another error, as unstable soil conditions can compromise the repair's long-term effectiveness and stability.

Helpful?

In Newark, immediate concrete leveling is necessary for any trip hazard over 1/4 inch or if settlement causes water to pool against your foundation. You should also act fast if the issue affects utility lines. For minor, non-hazardous cracks, you can monitor them quarterly. However, addressing problems early is wise, as Delaware's harsh winters can quickly worsen existing damage, leading to more complex repairs.

Helpful?

In Newark, DE, new homes often experience minor settling in the first five years due to clay-rich soils. After this, issues from freeze-thaw cycles and tree root growth become more prominent. For homes over 15 years old, extensive settlement is common as underlying support weakens. Delaware’s humid climate and seasonal temperature swings consistently stress concrete slabs, accelerating this natural aging process over time.

Helpful?

Concrete leveling in Newark can impact home systems if the work is near foundation walls or attached structures like porches. Before starting, check for proximity to your outdoor HVAC unit's pad or any radiant heating systems in the floor. The presence of multiple utility flags in your yard after calling Miss Utility is a clear sign that underground gas, water, or electrical lines could be affected.

Helpful?

When comparing quotes for concrete leveling in Newark, DE, watch for professionals who can't provide local references or written warranties specific to Delaware's climate. Other red flags include pressure for large upfront payments, failing to assess underlying drainage issues common in local clay soils, or not mentioning if New Castle County permits are needed. A trustworthy pro will explain their methods and address local conditions.
