"Needed paint lead tested and removed. Was a pleasure to do business with. Very straightforward and honest. Gave an accurate quote (which was less than the other quotes I got) and completed the work quickly and left the area cleaner than before work was started. Would hire again if needed in the future."

"Excellent value!! Valley Inspection Services was over a thousand dollars than another quote I received, yes you read that right. The samples were sent to an independent lab that probably multiple inspection services use so no lack of quality of test results. Service was quick. Willie was honest and trustworthy and I mention this only because he is new to having his own company and it shows a bit. He is licensed with the state and they have him in their system. The report I received does what I needed it to do. The only hurdle was a a smoother payment and email process would be nice. Other than that, support this guy so he can grow his company. Great value and great service."

"We were selling our house and found out there was mold in the attic. Michael came out, told me what would need to be done (and just as importantly, what would not need to be done), checked to make sure the cause of the mold was gone and gave me an estimate that was below the other contractor I had out. Michael was able to schedule us relatively quickly which was important for the sale and Charter Oak's guys did a great job. They were respective of our home and cleaned up so well after themselves, you wouldn't know they had been there - except for the nice clean wood in the attic. There were some concerns from the buyer and Michael was willing to talk to them to explain what was done and why. Very happy."

Lead Testing and Removal questions, answered by experts

No. Standard homeowners insurance does not cover any kind of lead remediation, focusing instead on sudden, unpreventable events like fires and theft. Many insurance companies will specifically exclude lead paint removal, since it tends to be an expensive and unavoidable project. The exception is if the lead surface is damaged during a covered event (like a flood) and homeowners insurance pays its replacement.

DIY lead testing kits are available, but they often lack the accuracy and reliability of professional services. Professional testing is recommended for more accurate results, as properly certified testers can provide a thorough analysis, clear recommendations, and the necessary legal documentation if remediation is required.

At-home lead tests can provide accurate results if used correctly, and if the kits are reputable and certified. They vary in sensitivity and methodology, influencing their accuracy. Follow instructions meticulously, ensuring proper sample collection and test execution. While they can detect elevated lead levels, for precise confirmation or if results are concerning, consider professional testing or lab analysis for comprehensive accuracy and guidance on addressing any issues.

Professional testing for lead paint costs about $300, ranging from about $250 to $700, depending on the square footage, accessibility, and location. However, testing for lead paint with a DIY home-testing kit costs about $25, but doesn’t guarantee accurate results. The U.S. Environmental Protection Agency (EPA) recommends using a lead test kit that complies with the Lead Renovation, Repair, and Painting (RRP) Rule, which has strict criteria for ensuring a more accurate reading.

Common home surfaces to test for lead include:

  • Walls

  • Windows

  • Doors

  • Molding and trim

  • Railings

Results from professional lead testing are typically available within a few days to a week (2-7 days), depending on factors like laboratory processing times and the volume of samples being analyzed. Expedited services may also be available for urgent situations.
