Small jobs welcome

"I've got a 112 year old hose that is pretty solid, but it had a cracked floor joist and part of the flooring wasn't properly supported. I hired Kristian and his team to install a couple of lally columns to support a carrying beam and sister a couple of floor joists. Many contractors wouldn't even return my call because I wasn't looking to complete a huge remodel job, but Kristian came over, gave me a fair verbal estimate on the spot, and worked with me on timing to complete the project. Not only that, but the solution wasn't overly complicated. The job was straightforward, completed exactly as described in the time described, and there was no scope creep. If I ever have a larger need, they'll certainly be my first call. I would highly recommend K&X construction if you need any services that they offer."

"Mike did work building a dry bar in my basement. He was very easy to work with, communicative and did great work. He is fairly priced and was open to my suggestions, checking In with me before making any major decisions as he knew I wanted to be a part of the design process. The end result Is exactly what my vision was, and I couldn't be happier with It."

Glaziers questions, answered by experts

Failed glass and mirror service shows clear warning signs, such as fogged insulated windows and crumbling perimeter sealants. Rust staining around bathroom mirror edges indicates severe moisture infiltration from the humid Fairfield environment. You should also look for mirrors pulling away from walls, which points to improper adhesive use. Finally, replace any non-tempered glass located near doors or stairways to meet modern safety codes.

Helpful?

Before beginning glass and mirror service, verify all permit requirements for safety glazing upgrades or new cutouts. Inspect window frames for lead paint in pre-1978 properties, as this requires certified removal professionals. Document your existing glass specifications to satisfy historic district reviews. Finally, schedule work outside of the CT hurricane season to secure contractor availability and arrange specialized hauling for all broken materials.

Helpful?

To ensure smooth glass and mirror service, start by confirming permit requirements with the local building department, especially for structural changes or safety glazing upgrades. Schedule your project in early fall or late winter to avoid peak renovation seasons. Discuss marine-grade sealants with your contractor if you live near the Fairfield coastline. Always arrange proper waste removal, as standard curbside recycling rejects broken glass.

Helpful?

Older properties present challenges for glass and mirror service due to non-standard openings and shifted wood frames. Historic homes feature balloon-frame construction, which shifts unpredictably during installations. Narrow driveways in older Fairfield neighborhoods restrict delivery trucks carrying large panels. Additionally, finished basements near the water table experience heavy moisture intrusion, which directly weakens mirror adhesive bonding and backing integrity over time.

Helpful?

When planning glass and mirror service, account for the coastal humidity and salt air along Long Island Sound. These conditions accelerate corrosion on metal frames and degrade sealants. You must also consider Connecticut's intense freeze-thaw cycles, which put heavy stress on window seals. Finally, check if your property falls within a historic district, as replacement glass visible from the street requires strict adherence to original architectural appearances.
