"These guys came very unpreparedly... they did not bring their own ladders or flashlights. I had to provide them for them. They also cut 3 different holes in my ceiling before deciding to go through the foundation, they then charged me extra for them having to cut so much.... but it did not reflect on the receipt...when they were done they did a horrible job patching and left the plaster a massive mess. Would only recommend if you are selling per the buyer request to put in and you do not care how it looks."

"We had blockage in one of our main drain pipes, causing water to back up in the kitchen sink, bathroom sink, and washing machine drain. Jason was able to get to our house within an hour and had it fixed in less than an hour. Overall a very easy process and easy to work with."

"I highly recommend Mountain Valley Plumbing & Heating! I had a furnace installed six years ago by a different company, Steele Bros Heating, Inc. located in Denver. My furnace is a high-efficiency condensing furnace, yet they never installed the condensate drain line— a huge mistake — it's not only dangerous, but totally embarrassing to overlook such an important part of the installation! I had Mountain Valley Plumbing & Heating come out for a furnace tune up, and their technician, Scott realized the issue. The motor in my furnace was underwater due to the lack of the drain and my furnace wouldn't turn on. I called Steele Bros Heating to fix the problem, and they placed the blame on me, saying I should have had the furnace inspected and that because I didn't have them out once a year for maintenance, they would also void my warranty. I immediately called the City of Boulder inspectors to figure out what to do. They were appalled that a HVAC company wouldn't take responsibility for su"

Foundation Drain Installation questions, answered by experts

Due to the nature of basements, some level of waterproofing is necessary to prevent water from seeping in and causing damage. Some definitive signs that your basement needs waterproofing measures or needs existing waterproofing measures need to be updated include:

  • Water in your basement, including damp walls or puddles on the floor

  • Mold spots in your basement

  • Musty smells or odors

  • Warped doors or walls

  • Cracks in walls

  • Insect issues, such as cockroaches and termites

The difference between an ejector pump and a sump pump lies in their purpose and design—an ejector pump functions to remove liquid gray water and soft solid sewage waste from your home. If you have a laundry room or bathroom in your basement, an ejector pump for your sewage tank prevents sewage from backing up in your washing machine or bathroom’s drains.

A sump pump is designed to remove excess groundwater that may enter your home, either due to flooding or periods of heavy rain.

A sump pump's lifespan is typically 7 to 10 years, though the general range can be anywhere from 5 to 15 years. The specific type of pump is a major factor: pedestal sump pumps last an average of 20 to 25 years, whereas submersible sump pumps last between 5 and 15 years. While pedestal pumps are less expensive to service, they are also louder and more prone to clogging.

Several other factors influence longevity, including the pump's quality, usage frequency, and maintenance schedule. A high-quality pump that is well-maintained in a dry climate may last for two decades, while a lower-quality, poorly maintained pump in an area with a high water table or frequent flooding may fail in six years or less.

Regular maintenance, including annual inspections and tuneups from a professional, can significantly extend the pump's life. It is time to consider a replacement if your sump pump runs constantly, cycles frequently, shows visible rust or corrosion, or trips a circuit breaker. As a preventative measure, many homeowners replace their pumps every eight years. It's also worth noting that a manufacturer's warranty can indicate expected lifespan, and some home insurance policies may not cover water damage from a pump that is past its recommended replacement date.

Ideally, your sump pump discharge should run down a natural downhill slope 10 to 20 feet away from your home’s foundation. However, if your property is naturally flat, that might not be an option. Instead, you may be able to discharge it into a neighborhood storm drain or a nearby creek or pond. If that’s not possible, consider burying it underground.

Yes, you can install a sump pump yourself. By following the steps above, you can have a sump pump installed in 24 hours. You will have to use some advanced tools and techniques, so if you feel uneasy about taking it on yourself, it’s best to hire a professional.
