"Peter and his crew overlaid the asphalt in a parking lot at the new location of the Denver Museum of Miniatures, Dolls & Toys at 830 Kipling. Peter and his crew did an amazing job. The parking lot was in very bad shape. But they removed damaged asphalt, milled it down, filled holes, dealt with Kipling traffic and overlaid the asphalt; blending it into the sidewalks and adjacent patio. They completed this efficiently and carefully. Stop by and take a look. I highly recommend 5280 SealCoating for all your paving needs!"

"Outstanding experience with W. Holmes Asphalt. They serviced three of our properties (one residential and two commercial). The pricing was very fair and the customer service was AMAZING. William was an excellent communicator, professional and very easy to work with. We were very impressed with his reliability. The team was on time or early for every job. We will absolutely use them again in the future and would HIGHLY recommend them to anyone for asphalt needs. Thanks William and team!!"

"I recently hired Mike's Sealcoating to seal my driveway. I couldn't be more impressed with the job that he and his crew provided. Before he gave me an estimate, Mike spent plenty of time with me to discuss all my options and the process that it would require to bring my 10 yerar old driveway up to the condition needed to help prolong it's life. The entire process was handled with professionalism and care. Mike's commitment to quality and customer service was outstanding. The price was fair, and the workmanshp was to-notch. Mike did exactly what he said he would do and he completed the project in a timely manner. If you're looking for a reliable, honest, and skilled asphalt sealcoating professional, I highly recommend MIKE'S SEALCOATING."

Paving Services questions, answered by experts

While blacktop is a type of asphalt, the terms should not be used interchangeably, as not all asphalt qualifies as blacktop. The primary differences are in their composition, production process, and ideal applications. Blacktop contains more stone than other types of asphalt and is heated to a higher temperature during production—300°F or more—while hot-mix asphalt is heated to between 275°F and 300°F. The ratio of bitumen (a tar-like crude oil) is a key differentiator, though sources vary: some state blacktop has less bitumen, making it less durable, while others claim it has a higher ratio. Due to these differences, asphalt is generally more durable and better for high-traffic areas like highways and streets, while blacktop is more suitable for playgrounds and residential driveways. For a driveway project, it is best to consult a professional to determine the most appropriate material.

Whether you decide to DIY paver installation or want to hire a pro, it’s smart to understand the process. First, you’ll need to prepare the area by clearing away grass and dirt. Next, you’ll add the paver base of gravel and sand before laying the pavers on top. You may need to cut pavers to fit your space or the landscaping design and add edging stones.

Driveways should be sloped with a minimum 2% slope—anything lower will cause precipitation and runoff to collect. A 2% slope is the equivalent of a 2-foot rise over 100 feet. One quick way to check the integrity of your driveway’s slope: no more than four inches of water should collect on the surface longer than 15 minutes after rain.

Paving is a part of hardscaping, so all paving is hardscaping, but not all hardscaping is paving. Paving involves laying down concrete or asphalt, while hardscaping can also include the use of paving stones, bricks, gravel, wood, and more. Hardscape features that involve paving are considered permanent and will increase your property taxes, while some other hardscaping features—like those involving bricks, gravel, and paving stones—will not affect property taxes. Paving also typically requires a permit, while hardscaping features considered temporary will not.

The answer to whether or not you need to get a permit before you start your driveway can vary widely based on local ordinances and the scope of your driveway ideas. In most urban and suburban areas, a permit is needed before building a new driveway to ensure that a homeowner is using safe materials and proper drainage practices while designing and constructing a new driveway. In some rural areas, a homeowner may not be required to apply for a permit. When building a new driveway on your own, always check with your local building department to see if you need to request a permit. When hiring a driveway contractor, verify that the right permits are being used before driveway construction begins.
