"The project started well, but on the final day, the contractors unexpectedly claimed they made a mistake and demanded an additional $8000, threatening legal action if not paid. I verified Colorado law, which states they had six months to place a lien on our property, requiring notification within three days of doing so, and by registered mail after the lien was placed. We took no action, avoiding reviews or contact. They have since blocked us from their website and emails. Ultimately, they never placed a lien, and the six-month period has passed. Now that everything is resolved, I want to leave a review. While I am satisfied with the project's outcome, I am unhappy with their conduct, including the legal threats and the last-minute demand for more money. His wife, not him, conducted the final walkthrough and provided the warranty and a statement confirming full payment. He even verbally admitted to putting our project on the "back burner" when I questioned the delay."

The short answer is yes, a sagging plaster ceiling is dangerous. Sagging plaster on a wall is something you should fix immediately, but it isn’t a major concern. Small hairline cracks in plaster walls are not serious and are mostly cosmetic, but larger or widespread cracks indicate structural problems that need repair. 

  • Cracks 0.5 cm (0.2 inches) or thinner: Cosmetic cracks you can repair if desired.

  • Cracks wider than 0.5 centimeters or widespread cracks: Structural repair is needed, either DIY or by a pro.

  • Cracks 2.5 centimeters (1 inch) or wider: Contact a plaster repair professional.

Watch for large, deep cracks, multiple cracks in the same area, and cracks along the walls where they meet the ceiling. Repair these cracks to prevent further damage.

Plaster repair costs range from $4 to $10 per square foot for refinishing, while skim coating can be less expensive, usually between $2 and $5 per square foot.
