"We recently purchased a home, and discovered when it was time to move in that the hardwood floors had a lot of sun bleaching around the previous owner's area rug. So we needed to sand and refinish our hardwood floors. I was matched with F&S Hardwood Floors LLC and within a couple of hours I heard back from Fabio. He was able to come out to our house for an estimate, and he started our project that same day! I expected the entire process to be messy and very full of fumes, but Fabio did a great job keeping the sanding mess to a minimum and the product that he used on our floor had minimal fumes after the first 60-90 minutes. We are so happy with the way our floors look now, and I was very happy to work with Fabio. We'll be looking to install hardwoods in another part of our home soon, and we will definitely reach out to F&S again for that project."

"Flooring was installed in a room which was previously carpeted, and adjacent to a hardwood floor. I was told that it would be difficult to match the existing floor but the team did a great job and the small difference in color is barely noticeable. Dan and Pat did a great job."

Floor Sanding questions, answered by experts

If you can’t find any records online, you’ll need to contact your county clerk’s office to do further research. They should have property records on file, or can at least point you in the right direction of who to contact. You can also speak with your neighbors about when their houses were built because they were likely built around the same time.

A land survey can take anywhere from a few hours to a month or more, depending on the size of the property, the type of survey, the property’s accessibility and topography, and the availability of historical property records. A simple boundary survey to determine a fence line can be completed in a day while surveying 50 acres of undeveloped woodlands may take weeks or longer.

To hire a land surveyor, you need to start by searching online for reputable professionals in your area. Here are a few steps to take when making a shortlist:

  • Browse land surveyor service website

  • Check credentials

  • Read customer reviews

  • Find their contact information

  • Call or email to inquire about more information

  • Ask how far they travel, if you’re some distance away

  • Find out how they charge for their services

  • Ask about schedule and turnaround times

  • Repeat these steps for one to two other services and compare pricing

You can’t build on undeveloped land without preparing it for construction, which involves running utilities to the site or accounting for private utilities like wells and septic systems and grading and compacting the soil for safe construction. Once you prepare the land, you can build on it as long as the project abides by local zoning regulations.

Costs vary, but you can expect to spend between $1,000 and $4,000 to prepare land for a mobile home or before you build a house. You’ll need to clear enough land for the foundation, which may require leveling or grading, as well as removing trees, stumps, and plants. Don’t forget to plan for permits and fees and the installation of a gas line, water line, and sewer main.
