"Erinn was my initial contact and he gave a very through and fair estimate. We had structural work done to support floor joists and large beams under the garage that needed replacing. Ernesto and his team, Julio, Salvatore and Gilder worked tirelessly to complete the work and were respectful, punctual, informative and good humoured throughout the entire process. I would not hesitate to use them again or recommend them to others. A really great company!!"

"The work Erdelyi associates did is great, but communication and timeliness were lacking. I didn’t have a consistent point of contact throughout the project - it just seems my project was handed off from one person to the next with no continuity and I had to proactively reach out for updates."

"Eran quickly responded to my inquiry regarding a load bearing structure of my home. He sent his structural engineer to determine if the structure was a load bearing problem. The engineer was able to determine 100% that it was not a load bearing structure. I would definitely recommend them to anyone who needs structural engineering solutions."

"Bill Gregory has been a pleasure to work with and his work is outstanding. His rates are very fair. He is fast, very experienced in dealing with inspectors and zone boards. Bill quickly produced research on my property that contractors and lawyers had not been able to locate. Bill did much more than I had expected in providing research and pricing on materials as well. I cannot recommend Bill Gregory and Arcelab highly enough."

"We did a full remodel of our place, full new kitchen, and expanded our place into the backyard for a new master suite. Pac Sands did a really great job with our designs. Great tools that made the communication easy with the plans and changes we needed. And they handled the engineering and permitting too, which was great. Highly recommend."

"I hired CCD to help me permit a structure that I built (Rooftop Deck) and then had a neighbor complain about, leading to lots of trouble and compliance issues. After getting some quotes (that were often 2-3 times what I ended up paying) I found CCD. Mike told me they have never failed to permit a single unpermitted structure... and 12 months later mine is another one of their success stories. I had them draw up the plans and the city approved his blueprints without a single correction which I understand is rare in Santa Monica. I am very satisfied with everything CCD did for me & would not hesitate to hire them again."

Structural Engineering questions, answered by experts

It's safe to assume that all exterior walls are load-bearing, or at least have load-bearing characteristics. Some older homes feature porches or bump-outs that don't rest on the home's foundation. However, they still must carry the weight of the roof section they support. Walls containing floor-to-ceiling glass or other non-structural elements must use post and beam configurations to meet load-bearing criteria.

Most lenders and homeowner’s insurance companies don’t mandate a structural engineer’s inspection, so in most cases, it’s not required. However, it’s a good idea to have one done anyway to ensure you know what you’re buying. You can use the report to carry out repairs after closing or even to negotiate the sale price before closing.

Signs of structural damage include foundation cracks, roof leaks, bouncy floors, crumbling concrete, and cracked or leaning chimneys. Structural damage can make itself apparent in various ways, and sometimes, there may not be obvious signs. Inspect your foundation and roof annually to stay ahead of potentially serious structural problems.

A freestanding brick wall that's only one brick thick can usually stand six to eight feet high. If you need a higher wall, it should be at least two bricks thick for adequate stability, and it might require a footing to support the added weight. Additionally, some areas have regulations and codes dictating how high a brick wall can be, so check with local code enforcers to ensure your proposed wall complies with any regulations.

Many horizontal cracks in home foundations result from water and soil pressure from outside of the building or from a footing that is shifting. Under those circumstances, horizontal cracks are a structural problem that requires repair before they become worse and more difficult to fix. However, in very specific cases, thin horizontal cracks may simply be a cosmetic blemish due to concrete shrinkage.
