Miguel is an amazing structural engineer and architect! He did the remodeling plans for our townhome in Marina Del Rey and we were very satisfied. Our HOA gave us a lot of trouble with our plans and they constantly needed to be revised and Miguel revised them speedily and efficiently. He was also very professional and patient with all of our changing needs. He explained things in a calm and informative way so we can fully understand what we can and can't do. He's extremely knowledgeable of city codes and policies. Highly recommended! Thanks Miguel!

"I was hired by this client to perform a Structural Observation of a home that he was planning to purchase in Lomita, CA, and along with the visit, I provided a Structural Observation Report outlining my Findings and Recommendations, which unfortunately were mostly negative since the house had some serious structural issues. The Home Inspector (service provided by others) had also indicated that there were other significant issues with the home and I am assuming that he also provided a negative report. I have tried to contact the client on two occasions to ask him what was wrong, if anything, with my report or services provided by me to only get a 2.5 rating, but he has not returned my calls. I have been providing similar Structural Observation Reports to many clients in the past and they have all been satisfied with the reports provided. I have no clue why this client rated me as such. I can only speculate that he got upset overall because the sale did not go thru as he had intended and was upset that he had to pay me and the inspector for it."

Mike Loayza, principal of CCD, was unprofessional and dishonest, based on our experience. We hired Mike to evaluate the structure of a hillside home before our purchase. He offered a written opinion that was the basis used for our negotiations with the seller, then no more than eight hours later changed his written opinion. Meanwhile, the opinion was already sent to the seller. When we asked Mike to come for a second visit to re-evaluate the property or explain the change in opinion (we would again compensate him for his time), he used the excuse that he was out of town, and didn't offer to accommodate us at a different time. We then had to hire someone else from another firm to start all over. Mike refused to give us a refund. We would not recommend using CCD and Mike Loyaza unless you enjoy wasting your time and money. He offered an opinion to take our money, but did not stand behind the opinion nor explain the change of opinion. In our view, Mike Loayza simply said what he needed to say in order to collect a check. If you hire him you will likely have no recourse. Don't take that risk.

"This young lady is not being fair. She did not state some of the facts as they happened, nor did she mention important facts that are relevant, as I will clarify below. I accepted to do a visual (non-destructive) structural observation of the property in question to give an opinion regarding some structural issues the client was concerned about (floor deflections, etc.) on a Saturday morning. On Saturday afternoon, the client sent me via email the soils report (40+ pages), which I read once. On Saturday evening, I finished my report and I emailed it to the client . On Sunday, first thing in the morning when I was reading the soils report again, I saw that there was a recommendation that I felt was important enough to emphasize in my report. I sent a revised report to the client before 9 am - I can verify the above dates and times to anyone interested in reviewing them since they were all handled via emails. The client mentions that she had already sent the first opinion to the seller before I sent her the revised one, but I have my doubts that this really happened because the 8 hours that had transpired between the first and the revised report all happened during the night. The lady got upset at me when she called me on Monday to do the next steps to the recommendations I had provided, which she never had mentioned to me on Saturday or on Sunday that she wanted me to do it, and when I told her that I had a vacation trip planned and was going to be out of town on Tuesday and beyond, she got all upset and started complaining about the revised report and threatened to give me a bad review if I didn't refund her the money. I told her that I stood by my report and that there was nothing wrong with it, and I told her that the next steps which includes the structural design, which was not part of the scope of this work, could be done by any other engineer. With regard to her statement that I did not offer to accommodate another date for the visit, this did not come up and was obviously not an option since she wanted this done right away. Besides, I never say no to additional business and when she offered to pay me for the additional services, for some reason she believes that I was not really going out of town and that I just didn't want to do the additional work. I do have expenditures receipts to prove that I was really out of town. I want to highlight the fact that this is the first time in my 30+ years of practice that anyone says anything negative about my services. My record speaks for itself as can be seen by the other excellent reviews I have received. I hope the above clarification explains more clearly what really happened with this small project."

I hired CCD to help me permit a structure that I built (Rooftop Deck) and then had a neighbor complain about, leading to lots of trouble and compliance issues. After getting some quotes (that were often 2-3 times what I ended up paying) I found CCD. Mike told me they have never failed to permit a single unpermitted structure... and 12 months later mine is another one of their success stories. I had them draw up the plans and the city approved his blueprints without a single correction which I understand is rare in Santa Monica. I am very satisfied with everything CCD did for me & would not hesitate to hire them again.

"Aliso Viejo is way out of my working area. I don't recall having worked on a project there. Furthermore, the reviewer's complaint was about construction work as mentioned above (Build an Addition) - our firm is an engineering and design firm, and we are not licensed to perform construction work (as Home Advisor's record will show). What may have happened here, but I am not sure about, is that back in 2002, there was a construction company named Construction Consultants - our firm was originally named Construction Consultants and Designers (later changed to CCD - Engineers & Designers). I am afraid the reviewer got us mixed up and gave us a mediocre review for construction work performed by others."
