"Thank you Bay Area Underpinning for saving the day! I was in a challenging and prolonged situation since going into contract with EagleLift for the stabilization/lift for my house. After a long permit process and continuously delayed start dates, I was informed that EagleLift had been acquired by Groundworks and I’d have to wait a few more month before any progress could happen. It was a deeply frustrating process but the EagleLift team was able to connect us with Bay Area Underpinning (another Groundworks company) who were able to take over and expedite the project. To my surprise, James T. from BAU reached out quickly and assigned a team to come to my house within a week! The team that ended up working on the house, specifically Ish, John and Abel were exceptional. They were diligent, knowledgable, friendly and deeply considerate. They are truly pros who knocked the project out in no time which was reassuring since I was nervous that this project was gonna stretch into the rainy season. My house feels so stable now (minimal cracks too) and the considerable slope is now practically nonexistent! Thanks a lot James T., Ish, John, Abel and the BAU team for taking really great care of us."

"It went very nicely, he did not charge anything to come assess, he just came and assessed then come the next day and completed the work. It was weekend and needed someone fast. All work was very nicely done. Thank you for taking care of things so fast. Yes, we would hire him again."

Basement Waterproofing questions, answered by experts

Yes, crawl spaces can attract bugs, especially since moisture tends to build up in the space, and moisture attracts pests. A good way to prevent pest infestation in your crawl space is to install a vapor barrier—called crawl space encapsulation—on the interior to seal the space, along with a French drain or some other kind of foundation drainage system outside to keep runoff out of your crawl space. You can also seal foundation cracks and repair damages to cut off access to pests.

The cost of basement waterproofing is $4,950 for the average homeowner. However, you could end up paying between $600 and $14,000, depending on factors like basement size, waterproofing method, and the region you live in.

If you live in an area with heavy rainfall, you might be paying more for waterproofing than if you lived somewhere drier since waterproofing contractors would be in high demand. Likewise, a 500-foot basement costs between $2,500 and $5,000 to waterproof, but that price rises significantly for a larger basement.

A vapor barrier can last over 20 years, but they are vulnerable to pests, flooding, and other natural disasters. If your home weathers a storm or is treated for any pest infestation, make sure to have a drywall pro come check the integrity of your vapor barrier. It’s also important to have a pro install a vapor barrier since improper installation can lead to tears or leaks in the barrier that shorten its lifespan.

The primary downside to crawl space encapsulation is the high cost, which can be several thousand dollars. Additionally, the process can make future repairs more complicated by limiting access to plumbing and electrical wiring within the crawl space. Encapsulation also requires sealing off any vents, which can be a disadvantage for home designs that benefit from the airflow they provide. It's recommended to consult with a crawl space contractor to determine if the benefits outweigh these potential drawbacks for your specific home.

You don’t always need to install a dehumidifier in your encapsulated crawl space, but it might be a good idea in certain instances. If you notice obvious signs of condensation, mold, or musty smells permeating from your crawl space, a dehumidifier can help. It’s ideal for homes in humid areas.

In a worst case scenario, structural damage like rust on metal beams, rotting wood, and swelling on doors and windows can signal moisture problems that would benefit from a dehumidifier.
