Customers say: Quick response

"Elmer was very professional on my land appraisal. He made two trips to the planning department in order to determine the highest and best use of my land based on San Jose's zoning and building requirements. Elmer was very easy to contact by phone. He always answered his phone or readily called me back. I would gladly use him to do any future appraisals."

"Pro: Quick same day service. Detailed and accurate appraisal report. Con: He should state ahead of time the fact the he wants payment before providing the appraisal report. I was expecting a report and an invoice, after agreeing to hire him over the phone, but it took lengthy conversation after the home visit to get him to produce the report. Ultimately all was well but this phone-arguing seemed unnecessary and unprofessional."

Property Appraiser questions, answered by experts

In most cases, installing a tennis court on your property will drive up your property taxes. Property taxes are determined, in part, based on improvements made to your property, which includes anything with a permanent foundation. Since most home tennis courts include a large concrete foundation, your property taxes will likely increase following the installation. A general rule of thumb is that if your project requires permits—like for a foundation or fencing for a tennis court—then your property taxes will be affected.

Land doesn’t depreciate in the same way that a house, vehicle, or other property does, but it can lose value based on various factors. Environmental changes, nearby development, zoning changes, and economic downturns can all cause land to lose value over time. Value is a comparative figure, so as other related factors change, so can land’s value.

Some appraisers hold a Member of the Appraisal Institute designation. This accolade is the highest credential property appraisers can earn. An MAI appraisal is typically used for commercial properties.

While your lender will likely recommend an appraiser, you can also hire a professional home appraiser on your own. Choose someone who is experienced in your type of residential property, and ensure they hold all of the necessary credentials that your state or region requires.

Mobile homes weigh anywhere between 45 to 50 pounds per square foot. Some newer options weigh up to 70 pounds per square foot. Appraisals are not mandatory but are helpful for pricing accuracy and negotiation purposes.
