Small jobs welcome

"Muir Consulting is an excellent & honest survey firm I luckily found through homeadvisor! I am doing a lot merger of 2 parcels to build few rental units and needed the new legal description from a licensed surveyor. My hired civil engineer and his surveyor contacts wasted 4 months of my time with excuses and ignorance when I took matters in my own hands. Owner Jack Smith and surveyor Troy were very honest and quoted me a few hundred dollars what some scam surveyors asked for > $10k and wanted to do unnecessary work like placing monuments for a two-page document! Muir's communication and turnaround speed were exceptional! I really respect their work ethic of treating even small jobs like this with such respect and diligence. It is getting hard to find such capable and honest businesses nowadays in the construction-related industry. I thank them for a job well done and their attitude towards their clients"

"I hired Mr. Kevin Bronson to help apply for LOMA at FEMA. I talked to about 10 land surveyors in the region before I decided to hire Kevin because he is the most knowledgeable about the LOMA procedure. The other land surveyors don't seem to understand the complicated requirements of the LOMA procedure. In the following months, Kevin's work ethics, professionalism, and attention to details far exceeded my expectation. In the end, he successfully helped us remove the flood zone title of our property. I feel very lucky to have hired Kevin to help us with our project. I would highly recommend The Bronson Company for any land surveying job without any hesitation."

Land Surveying questions, answered by experts

Land survey reports have a boatload of information relevant to several scenarios. Here are the types of information contained with a survey, though it depends on your chosen type of land survey. Exact boundaries and dimensions of a given property General topography, including both natural and artificial landmarks Location of utility fixtures, like water mains Confirmation of any easements or encroachments on a piece of property Assessment of land elevation to buy flood insurance Updated information to add to a pre-existing property map

To prepare for a land survey, you must thoroughly check your land surveyor’s qualifications, reviews, and fees to align with your expectations. When it is time for the survey to be conducted, ensure that you have all your documents organized and available, know and mark your property lines, and inform your neighbors that the survey is happening.

Prior to excavation, you should prepare the dig site and call 311 before you sign anything.

To get your site ready for excavation, you should move anything in the area that isn’t affixed to the land. You can save money on the excavation by removing hardscaping, including walkways, decks, concrete patios, and paver patios.

Before you carry out any digging, you should call 311 to confirm that there are no utility lines running through your excavation site. Skipping this step could lead to severe injury and property damage if your excavator hits a water, sewage, or gas line.

Yes, new home construction will always require building permits, no matter where you live. In most cases, you’ll need a general construction permit, along with plumbing and electrical permits for the utility lines in your home. Depending on where you live, you’ll likely find that you also need permits for things like connection to a sewage system or installing exterior components, like decks, driveways, patios, and curb cutouts. Leave navigating the permits required for new home construction to a professional to ensure your home is built legally and safely.

If you can’t find any records online, you’ll need to contact your county clerk’s office to do further research. They should have property records on file, or can at least point you in the right direction of who to contact. You can also speak with your neighbors about when their houses were built because they were likely built around the same time.
