"I hired LA Expert Builders on ADU Garage Conversion. It wasn't a simple project, but Nir and his well organized crew made it simple as possible. Nir was very honest and he carefully listened my requests and did everything as I wanted. His team was very respectful to my home, they kept working area very clean and they were also very respectful to me and my family. "I had used them before for my own house, but  not sure if they could drive all the way to Anaheim to fix my parent's driveway. They had no issue assigning a team to their place, after the work they did, I already knew a good job was expected. I gave the options to my parents, and they liked the ideas I pitched them. They did a simple driveway, nicely done and was stamped concrete."

Driveway Sealcoating questions, answered by experts

Yes, it’s possible to seal your driveway too much. Whether you have an asphalt or concrete driveway, sealing it every year opens your driveway to potential damage. Sealing an asphalt driveway annually may cause the seal to crack and peel even more. It may even trap oils within the asphalt that can leave you driving on a soft driveway. Avoid sealing your concrete driveway too much to prevent the concrete from cracking. If water enters these cracks, it can freeze, expand, and cause the cracks to worsen.

The three most common types of asphalt are hot asphalt, MC cold mix, and UPM asphalt. Hot asphalt is used most often for paving and patching roadways while it’s hot and workable. MC cold mix asphalt cures more slowly than hot asphalt, but it can be used for temporary patches and repairs in low-traffic areas. UPM is also used cold, but it can be used as a longer-term fix, usable in almost any conditions at almost any temperature.

When asphalt cures, it typically changes from a very dark black hue to a lighter, more matte gray color. Cured asphalt also won’t be tacky or sticky to the touch or emit any odors from the asphalt mix. Additionally, the surface of fully cured asphalt won’t deform under any pressure.

You don't technically need to seal your driveway after pressure washing, but doing so will help keep your driveway clean for longer. The best driveway sealer depends on the type of driveway you have. To seal asphalt, consider an asphalt emulsion sealer, fast-drying sealer, or latex acrylic sealer. Concrete driveways commonly use acrylic sealers or penetrating sealers.

Asphalt driveways last anywhere from 15 to 30 years, but if you don’t stay on top of repairs, you may find yourself spending extra to replace your driveway before its typical lifespan. Stay on top of repairing cracks and potholes by routinely inspecting your driveway once or twice a year. It’s a good idea to pressure wash your asphalt driveway at least once a year to keep it clean. Apply a sealer every one to five years, based on your climate.
