Most lenders and homeowner’s insurance companies don’t mandate a structural engineer’s inspection, so in most cases, it’s not required. However, it’s a good idea to have one done anyway to ensure you know what you’re buying. You can use the report to carry out repairs after closing or even to negotiate the sale price before closing.

Some of the biggest red flags to look out for after a home inspection include signs of water or moisture damage, missing or damaged shingles, structural problems like bowing roof joists, cracks in the foundation, and signs of pest damage.

Permit fees sometimes include the cost of a solar panel inspection, but it depends on local regulations. In some locations, the inspection process involves several site visits with a preinstallation, in-progress, and post-installation inspection. We’ve covered the latter. Working with an experienced installer can help you through each step of the inspection process.

Homeowners insurance policies generally do not cover polybutylene pipes because of the high risk they pose. Some homeowners insurance companies have been threatening to terminate policies if homeowners do not replace them. Review your personal policy to be sure, but it’s a safe bet that they’re not covered—and you should prioritize repiping your home as soon as possible to avoid costly, uncovered damage.

To prepare for a pre-drywall inspection, make sure to schedule the inspection before your drywall (and preferably insulation) is installed, but after all ductwork, plumbing, electrical wiring, and framing are in. You should also print a copy of your floor plan for your inspector, which they’ll use to make sure the build matches up. Lastly, try to clear the home of major obstacles (tools, large stacks of material, etc.) to allow the inspector access to the places they need to check.
