Benevolent Benefits LLC (BBLLC) is a Property Inspection and Preservation Company based out of Northern Phoenix, Arizona. We pride ourselves; in the timely and suffcient manner our clients are provided service. What sets BBLLC apart from other local property preservation businesses. Our specialty is Property Inspection., BBLLCs number one priority, is maintaining the status of a "one stop shop" for all REO Relators, Mortgage Companies, Property Preservation Vendors and Local Banks. By offering all of our clients Occupancy Inspections, Initial Vacant Property Inspections, Vacant Property Inspections, Voluntary Pre-Conveyance Inspections and Eviction Inspections. BBLLC provides all the Inspection, FHA and VA guidelines. These guidelines can be briefly summarized under two catagoriers: Securing Performing an initial inspection of the vacant property Changing all locks Boarding up windows, Repair and Maitnence services, and access points Performing remedial repairs on any major roof or building issues Making sure swimming pools are secure Preserving Removing any waste, and garages , and painting Replacing any broken or missing windows Exterminating any pests and ensuring pest prevention methods are in place Emptying any swimming pools, cleaning them and maintaining them Performing basic gardening and yard maintenance Removing any snow and ice from driveways and paths Cleaning the guttering and making sure drains are working properly Replacing carpets, doors, flooring and tiles where required Preparing the house for the winter (winterizing) and ensuring it is heated through on a regular basis where required Repairing any damaged carpentry Ensuring the plumbing is in full working order and replacing pipes and systems were required Implementing appropriate fire and mold prevention measures Repairing any damaged fences, including the carpets and windows Washing the walls, junk or property left behind by the previous owner from both the interior and the exterior of the property Removing any abandoned vehicles, motorbikes or boats Removing any waste Cleaning the interior of the property, removing any graffiti or signs of vandalism, required by the HUD, such as cars, walls
