"I needed the steps into the pool repaired and my pool repainted. Lann was very professional, friendly and prompt. Due to weather issues, the pool was painted a little later then initially planned. Lann continue to keep me informed. The steps and pool look amazing. I'm very thankful I hire him. He's even helping me get a pool cover."

"Livingston Pool Services are a very reliable, dependable and very knowledgeable pool service with the care and construction of above ground and in ground swimming pools, as well as spas! I have used them now for 5 years and I have never been disappointed in their service! They have fixed issues I had with the initial construction of my pool that another pool company put in and couldn't/wouldn't fix properly. They come every spring and fall to open and close my pool. I can call on them for any issues that may arise during the season, and they are very helpful! I wouldn't use anyone else!!!"

Pool Construction and Installation questions, answered by experts

Errors in site preparation can lead to structural failures or appear costly midway. Professionals ensure detailed, reliable home base development layouts.

Construction typically takes 3-6 months, including site preparation and assembly.

A few different types of land surveys can help determine certain features and boundaries of your property. These include:

  • Boundary surveys describe the actual borders of a property. These are generally required when trying to get construction permits issued.

  • Location surveys provide much of the same information as a boundary survey but also include in-depth information about any improvements made to your property.

  • Mortgage location surveys are usually required by lenders and title companies before financing or offering an insurance policy.

  • Site-planning surveys are done before applying for building permits and can be issued before any major home improvements.

  • Topographic surveys provide a formal map of land elevations. It can also describe the location and size of natural features and any land improvements.

ALTA/ACSM surveys are the most comprehensive type of land survey and, as such, tend to be the most expensive. These surveys have standardized guidelines and reports and are used in many kinds of real estate transactions to ensure consistent and accurate information is available for properties.

If a buyer pays for a survey, the surveyor they hired will only provide results to them. It’s up to the buyer whether they share the survey results with the seller or not, even if they ultimately walk away from the deal. It’s considered good faith to share the results with the seller, though, especially if you back out of the deal, as the seller can then provide that survey to future interested parties.
